Community Sales Manager – Trophy Signature Homes Green Brick Partners, Inc. invites applications for the Community Sales Manager position located in Haslet, TX.

E fficient. The role focuses on selling new homes for profit while delivering excellent service to prospects and customers.

Responsibilities

Devote all time to promoting home sales and representing the company professionally at all times.

Maintain a professional appearance and conduct in social marketing efforts.

Achieve and sustain sales performance as set by the sales manager, targeting an average of 2 net sales per month (3/month in a single‑person sales office).

Secure a Green Brick Mortgage capture rate above 90% and maintain a loss‑to‑sales ratio below 30%.

Generate 20% of sales traffic independently to the model homes.

Implement and monitor an effective sign campaign, including billboards, temporary signs, and permanent signage.

Provide input on advertising decisions as directed by the sales manager.

Follow up on all community internet and phone leads: one personal call and two email follow‑ups.

Complete weekly traffic reports, record all prospects and Realtor registrations in the LASSO database, and follow up with buyers.

Promote company products through mailings, calls to professionals, and Realtors within the area.

Maintain MLS listings accurately per company guidelines.

Turn contracts and required forms in with complete, correct information promptly; post all buyer information into the LASSO database.

Report changes in revised contracts (loan amounts, lot/block changes, colors, etc.) immediately to the sales manager and community construction manager.

Check loan status with the Mortgage Company and update records for all in‑progress loans.

Submit sales cancellations, spec sale contracts, and time‑sensitive selection sheets to the corporate office within 24 hours.

Initiate weekly follow‑up calls, handle email and phone follow‑ups, and conduct post‑closing visits.

Schedule closing times with mortgage and title companies, the customer, and inform the corporate office immediately.

Handle all loans, customer problems, complaints, walk‑throughs, and closing procedures for customers sold in the area.

Coordinate in‑house walk‑throughs prior to scheduled dates with all sales.

Ensure buyer closing on or before contract date or when the home is ready.

Ensure model homes are open during established business hours and maintained professionally, including grounds, interiors, and signage.

Maintain closing packet inventory in the area sales office and ensure proper presentation and handover of house keys to new homeowners after closing.

Keep an inventory of all office supplies and procure approvals from the sales manager.

Regularly inspect houses under construction and report discrepancies to the Corporate Construction Manager.

Maintain the appearance and security of all finished/unoccupied homes in the community.

Attend training sessions and other learning engagements as directed.

Compile quarterly market studies on competition (pricing, home sizes, financing, features) and collaborate with the sales manager to decide coverage areas.

Recommend product line changes based on documented customer needs.

Follow all safety rules established by the company.

Supervision Provides mentoring and coaching to sales assistants within the community.

Authority & Decision Making Uses discretion to negotiate contract agreements and make community advertising decisions. Realtor visits and promotional presentations are scheduled off‑site.

Physical Requirements Stand and walk for 4 hours straight or up to an 8‑hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on uneven terrain; use hands to finger, handle, or feel; reach with hands and arms; talk and hear. Lift up to 25 pounds. Vision requirements include close, distance, color, and peripheral vision.

Location Community assignment may change at any time. Weekend hours apply.

Qualifications

Bachelor’s Degree preferred.

New home sales experience preferred; mortgage and construction experience is a plus.

Sales ability, computer skills, organizational skills, legal/business comprehension, customer service skills, financing skills, construction knowledge.
