Operational & Community Management
Oversee daily operations of the apartment community, ensuring a clean, safe, and welcoming living environment.
Implement and enforce community policies, lease agreements, and Fair Housing regulations.
Regularly inspect property grounds, facilities, and units to ensure quality standards and address maintenance needs.
Coordinate all unit turnovers, move-ins, and move-outs with the maintenance team.
Financial Management & Reporting
Develop, manage, and execute annual operating budgets.
Monitor financial performance, including rent collections, delinquencies, and expense control.
Approve invoices, track spending, and ensure adherence to financial guidelines.
Review monthly financial statements and provide performance updates to ownership or regional leadership.
Leasing & Marketing
Maximize occupancy through effective leasing strategies and renewal programs.
Oversee advertising, marketing, and outreach initiatives to attract qualified prospects.
Ensure leasing staff provides exceptional tours, follow-up, and customer service.
Analyze market trends, rents, and competitor offerings to maintain competitive pricing.
Resident Relations
Foster a positive community environment that supports resident retention and satisfaction.
Address resident inquiries, concerns, and complaints in a timely, professional manner.
Plan and coordinate community events to enhance resident engagement.
Manage conflict resolution and enforce community standards fairly and consistently.
Team Leadership & Development
Hire, train, supervise, and evaluate on-site staff, including leasing consultants and maintenance personnel.
Create a positive team culture built on accountability, communication, and service excellence.
Provide ongoing coaching, performance feedback, and professional development opportunities.
Maintenance Coordination
Partner closely with the maintenance supervisor to ensure timely completion of work orders and preventive maintenance.
Oversee vendor contracts, bids, and performance for landscaping, cleaning, repairs, and capital projects.
Ensure compliance with safety standards, property inspections, and regulatory requirements.
Qualifications Education & Experience
High school diploma required; Associate or Bachelor’s degree in business, real estate, or related field preferred.
2–5 years of property management experience, preferably in multifamily housing.
Experience supervising teams and managing budgets.
Skills & Competencies
Strong leadership and communication skills.
Exceptional customer service and conflict resolution abilities.
Proficiency in property management software (e.g., Yardi, RealPage, AppFolio).
Knowledge of Fair Housing, landlord/tenant laws, and compliance standards.
Strong organizational, time management, and multitasking skills.
Certifications (preferred but not required)
CAM (Certified Apartment Manager)
CPM (Certified Property Manager)
ARM (Accredited Residential Manager)
Compensation & Benefits
