POSITION PURPOSE AND SUMMARY Maintenance Technician position must demonstrate and promote a strong commitment to providing the best possible experience for our guests and associates. The role is responsible for ensuring that all property equipment is functioning, premises are maintained in pristine condition, and guest rooms are in good repair. The technician must complete tasks outlined in the Green Shield Binder and as directed by the management team or Regional Asset Manager in a timely fashion in accordance with company standards.

MAJOR / KEY JOB DUTIES

Commitment to the best possible experience for guests and associates (100%).

Work with minimal supervision while performing all essential duties to satisfaction.

Respond to and assist all guest requests with diligent follow‑through.

Perform out‑of‑room cleaning per the Green Shield Binder (trash, debris removal, interior & exterior cleanliness, grounds, walkways, stairwells, parking areas, snow/ice removal where applicable).

Complete repairs listed on work orders following the work order process.

Carry out preventive maintenance inspections and repairs.

Follow the daily Green Shield inspection schedule to accomplish tasks on time.

Maintain records of Guest Room PM deficiencies, PM room inspections, Life Safety inspections, Elevator inspections, and the Non-Guest Room Deficiency Log.

Follow the outlined workflow on the Green Shield schedule and utilize SOPs as a reference guide.

Keep the maintenance room organized, manage tool inventory, and ensure all tools are in working condition.

Keep boiler rooms, electric rooms, HVAC rooms, and fire sprinkler rooms clean and compliant with company standards and local ordinances.

Ensure all fire safety equipment (smoke detectors, CO detectors, extinguishers, alarm systems) are operational and inspections are current and compliant.

Comply with ESA safety and security policies, including OSHA and ADA requirements.

Maintain pool and/or spa in accordance with ESA policies and local ordinances where applicable.

Assist with or respond to emergencies at the property or sister sites when asked by management.

Monitor and follow up with outside vendors when directed by management.

OTHER DUTIES

Assist with cleaning of any areas of the hotel as assigned by the manager (breakroom, laundry, fitness room, vending areas, stairwells, common areas).

Maintain overall hotel cleanliness.

Perform other duties as assigned by the management team.

MINIMUM QUALIFICATIONS

High School Diploma, GED, or equivalent education and experience.

Read and speak English proficiently and interact with guests, associates, and outside vendors.

Understand and follow safety rules, operating and maintenance instructions, procedure manuals, and company guidelines and standards.

Write routine reports and correspondence.

Basic math skills (addition, subtraction, multiplication, division).

Use units of measurement for weight, volume, and distance.

Apply good judgment at all times.

Assist with resolving guest issues in accordance with company policies.

ENVIRONMENTAL JOB REQUIREMENTS

Remain stationary, be mobile, navigate the hotel, handle, reach, and detect objects, tools, or controls, and detect scent and detect sounds.

Access low areas, traverse heights, remain stable while doing so, balance, bend, kneel, or crouch.

Push/pull objects (tools/carts/cleaning equipment) weighing up to 50 pounds.

Work in outside weather conditions (depending on hotel).

Work in wet humid conditions, near moving mechanical parts, in the presence of fumes or airborne particles and toxic or caustic chemicals, and risk of electrical shock.

Typical moderate to loud noise levels in the work environment.

Travel to help additional sites within a reasonable geography if requested.
