Compensation: $21-$22

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following, but are not limited to the job specifications contained herein.

Collaborate on marketing, activities, strategies for assigned communities

Provide periodic training/marketing sessions for employees as needed or to transition the property

Collaborate on a strategic marketing/activity/lifestyle plan for new properties

Assist Director of Marketing and Regional Portfolio Manager as needed. This could include assisting with rehab plans, etc.

Report weekly on status of current properties – to include occupancy/traffic/rents/project updates. Reports to go to Regional Portfolio Manager and Director of Marketing.

Develop full knowledge of application information required, screening processes and policies regarding rentals. Train site staff where appropriate.

Responsible for playing an active role in the renewal process, both in setting rates, meeting with residents and training of staff.

Develop and maintain an on-going resident activity plan and retention program. Train staff where appropriate.

Courteous, efficient handling of resident requests and complaints.

Responsible for proper maintenance of resident and property files.

Efficient and timely processing of all required administrative forms, reports and related information.

Responsible for ensuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in a clean and orderly manner; need to have an awareness of the “curb appeal” of the property.

Thorough knowledge of lease terms, specifications and all community policies.

Knowledgeable of required telephone and sales techniques.

Knowledgeable of current market conditions.

Responsible for maintaining a leasing closing ratio that meets Bader’s requirements.

Fully informed of current rental rates, sizes, locations and all amenities of property.

Understand any capital improvements, lease administration, budgeting and marketing lease up goals.

Provide superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase retention, revenue, reputation and profitability.

Develop, mentor, lead a high‑performing, cohesive team, including leasing, customer service in order to maximize their engagement.

Establish and maintain industry contacts and relationships in the property's marketplace through involvement in groups, social work associations and networking opportunities with vendor outreach and peer groups.

Comply with all industry Fair Housing rules.

Responsible for seeking educational opportunities and self‑improvement for personal growth and development.

Temporary assignment of Property Manager role when site not fully staffed with PM (lease‑up, repositions, transitions).

Other duties as assigned.

Qualifications Education Required High School or better.

Experience Required

1 year: Tax Credit/LIHTC

1 year: Leasing/Property Management

1 year: Customer Service
