Our client is a best in class vertically integrated private equity real estate firm whose national platform is focused on investing in retail shopping centers across the risk spectrum in major markets within the United States. The Vice President - Dispositions will manage and oversee all disposition related activities of shopping center assets across our client’s retail funds.
KEY DUTIES AND RESPONSIBILITIES
: Manage and oversee all disposition related activities of a portfolio of shopping centers located within major markets across the United States. Work with Senior Management and Executive Team to determine disposition pipeline; present recommendations to the Investment Committee. Review prospective dispositions and identify underwriting, market and property level concerns. Coordinate across teams on leasing, property management and accounting efforts for assets selected for disposition. Work with counsel to ensure any REA or other legal issues are resolved prior to marketing. Conduct site visits to ensure property is prepared for sale; provide recommendations on deficiencies to the Property Management team. Identify and select listing agents for valuation and marketing of assets. Oversee marketing process including accuracy of offering memorandums, broker management and offer process. Review prospective offers and make recommendations to the Investment Committee regarding buyer selection and terms of the sale. Negotiate Purchase and Sale Agreements in conjunction with outside counsel. Work with buyers, counsel and internal departments to ensure successful closing. Create and maintain network of broker and buyer relationships. Attend retail industry related events and networking functions. QUALIFICATIONS: Demonstrated track record of completing successful retail transactions. Minimum of 8-12 years of experience primarily focused on acquisitions, dispositions, asset underwriting and/or asset management. Degree in Real Estate/Finance is preferred. Deep understanding of retail shopping centers. Must be a team player and enjoy working in a fast-paced, exciting, collaborative environment. Excellent verbal, written, and presentation skills. Requires moderate travel (asset tours, industry events, etc.). Requires creativity, initiative and the ability to be an integral member of the leadership team. Organized, detail-oriented, with a strong sense of urgency. Proficient in Argus, Excel and other Microsoft Office programs.
