Related Ross is seeking an motivated and driven Office Leasing Associate to join their team in West Palm Beach, FL. The Office Leasing Associate will work with Related Ross’ Leasing team on all leasing and marketing activities for the Related Ross office portfolio in West Palm Beach. The Leasing Associate will be based in West Palm Beach, FL and focused on the leasing and marketing of buildings and spaces assigned solely in Palm Beach County. Negotiate deal structure and leases; prepare proposals for new and renewing tenants for assigned space. Monitor leasing activity and gather leads for available space. Collaborate with the Related Ross Office team to develop marketing materials and events to lease available space in conjunction with architectural/graphic design firms, writing consultants, party planners and exclusive brokers. Provide financial modeling / analysis support relating to all aspects of a transaction using Excel and the net effective rent databases. Provide brokerage calculations. Analyze, prepare and implement business plan for assigned portfolio in accordance with established goals and objectives related to leasing activity as defined by the Related Ross Office team. Implement leasing and marketing programs including supervision of exclusive brokers on projects. Conduct and/or assist in presentations and tours of space to potential user groups, brokerage firms, lenders/investors, and potential tenants. Stay up to date on market information, including absorption, market trends, tenants in the market, comps, and market news; prepare reports with relevant statistics. Coordinate responses to proposals and request for proposals including Letters of Intent. Maintain and monitor the leasing activity and comparable transaction databases. Interface with architects on design and construction of tenant spaces and common areas. Attend and participate weekly meetings between Leasing, Construction, and Property Management teams to ensure efficient communication throughout the leasing process. Build and maintain active relationships with current tenants and brokerage community. Assist in preparation of lease abstracts. Read, analyze and negotiate lease and sublease documents, commission agreements and other agreements in conjunction with in-house and outside counsel. Conduct due diligence on prospective and current tenants and vendors. Assist with due diligence for acquisitions. #TRC #LI-EP1

Qualifications

3-6+ years of experience. BA/BS degree required. Financial aptitude and ability to perform some financial analysis required. Knowledge of and familiarity with the Palm Beach county market preferred. Valid Real Estate Salesperson License preferred but not required. Ability to interact with co-workers, contractors, tenants and vendors in a courteous and business-like manner at all times. Maintain the highest level of professionalism at all times. Ability to work under pressure. Ability to work independently, as well as part of a team, to fulfill organizational goals. Effective problem solving skills. Strong written and oral communication skills. Strong organization and multi-task management skills. Intermediate to advanced computer skills with knowledge of Microsoft Office suite.
