Community Property Manager (Dual Site) – Summit Property Management
Spring, Texas (Houston). This role offers excellent compensation and benefits for experienced dual‑site property managers.
Responsibilities
The Community Manager manages core business processes, including staffing, leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, recruiting, training, and team development.
Monitor and manage community rental rates to maximize income.
Address resident complaints, concerns, and requests appropriately.
Maintain community appearance and ensure necessary maintenance is reported and completed.
Implement creative self‑created strategies and marketing initiatives as prescribed by the Marketing Department.
Partner with the Resident Services Team in processing applications, preparing leases and completing all necessary paperwork via Bluemoon.
Ensure that apartments are ready for residents to move in on the move‑in date.
Welcome and orient new residents to the community.
Control expenses within the annual budget.
Ensure deposits, rental payments, and other charges are collected timely.
Set the work schedule for all on‑site employees.
Lead by example and help the team grow by supporting their development.
Minimum Qualifications
3+ years of multifamily Property Manager experience.
Knowledge of Fair Housing regulations.
High school diploma or equivalent; college education preferred.
Computer proficiency (MS Office: Word, Excel, Outlook).
Experience with OneSite and Bluemoon preferred.
Industry designations preferred.
Physical Demands The job is periodically sedentary but requires mobility such as climbing stairs or squatting to tour and inspect apartments. It involves prolonged sitting, walking, or standing and stooping for brief periods, with some repetitive motion of the hands and wrists using a computer.
