Property Manager – Lowe
We are looking for an experienced Property Manager to oversee the day‑to‑day operations, physical condition, financial performance, and administration of our property portfolio in accordance with owner requirements, company objectives, and applicable law.
Responsibilities
Ensure properties are maintained in a first‑class condition, performing weekly inspections of building operations, identifying areas requiring attention, and following up on maintenance or capital improvement projects.
Be thoroughly knowledgeable of company policies, procedures and programs that may affect day‑to‑day operations of buildings, and assist in ensuring performance metrics are in accordance with company policies, lease and vendor contract requirements.
Establish and maintain excellent tenant relations through the tenant engagement platform and personal contact, resolving issues and promoting tenant satisfaction.
Review and monitor tenant service requests to ensure prompt and accurate handling of work, communicating issues to onsite staff to achieve quality standards.
Manage the annual review of all contracts and bidding in accordance with client and lease requirements.
Purchase supplies, materials, equipment and contract vendor services pursuant to approved budget and company/client policies, supervising service and supply contracts for compliance, cost control and invoicing.
Maintain and update property site rules, building standards, tenant handbook, security procedures, emergency preparedness programs, insurance and tenant information.
Supervise building staff and vendor partners (janitorial, engineering, security).
Direct and lead preparation of annual operating budgets and expenses, tenant estimate billings and reconciliations in accordance with company, client and lease procedures.
Lead accounting team in preparing monthly, quarterly and annual operating reports, including cash flow statements, rent roll, accounts receivable, CAM reconciliations, fee schedules and capital expenditure schedules.
Monitor all receivables to ensure prompt collection of outstanding amounts and accurate application of payments.
Review and confirm coding of vendor invoices in an online invoice processing system and oversee payment of the same, addressing vendor statements and accounts payable inquiries.
Answer phones, receive mail and respond via telephone, email or in person to after‑hours emergencies.
Collaborate with building staff on budgeted repair & maintenance and capital projects.
Proficiently handle tenant moves and small‑to‑medium tenant improvement projects.
Ensure tenant adherence to lease requirements and property rules.
Respond promptly to client inquiries or requests assigned to the position.
Maintain open dialogue with supervisor, advising of relevant operational information.
Understand lease administration and lease abstracting into Yardi.
Participate in leasing calls with brokers.
Maintain communication with the building owner or asset manager to implement strategies aligned with the owner’s goals.
Qualifications
Minimum of 4 years in commercial property management, including at least 1 year as a property manager.
At least one class completed toward CPM, RPA or similar certification preferred; candidates without coursework encouraged to commence with support from Hospitality at Work if hired.
Required real estate salesperson license.
Self‑motivated with strong work ethic, able to collaborate with staff across offices, onsite building staff and vendors.
Four‑year college degree preferred; equivalent education, certifications, and experience may be considered.
Familiarity with underwriting, pro‑formas, property condition reports, basic loan documents, loan draws, and property management agreements.
Service‑oriented, excellent oral and written communication skills, able to interact with all levels of individuals.
Strong planning and organization skills, with excellent attention to detail.
Understanding of financial accounting principles and ability to analyze and interpret reports.
Ability to read, analyze and interpret leases, business periodicals, professional journals, technical procedures and government regulations.
Ability to write reports, business correspondence and procedural manuals.
Ability to define problems, collect data, establish facts and draw valid conclusions.
Capable of accomplishing directives with minimal supervision and demonstrating consistent follow‑through.
Proficient with Microsoft Word, Excel and Outlook.
Experience with Yardi accounting system preferred.
Compensation and Benefits Salary: $100,000 – $115,000 annually, plus eligibility for annual bonus.
