Summary of Position The Maintenance Technician will keep the property clean and free of debris and complete repairs on a regular basis.
Essential Job Functions
Utilize experience in mechanical and electrical maintenance and construction for multi‑family and commercial property including plumbing maintenance and troubleshooting, the ability to sweat copper pipe, electrical wiring, outlet, and switch maintenance, and lighting fixture installation.
Drywall and texturing installation and repair.
Heating, cooling and ventilation troubleshooting and repair; unit zone valve, transformer, and thermostat maintenance; hot water and steam boiler troubleshooting and maintenance.
Appliance installation, maintenance, repair and troubleshooting.
Complete any additional tasks as assigned by Community Manager, Regional Manager, Vice President or Maintenance Supervisor.
Work Order Processing
Work with property manager and staff to efficiently, timely and cost‑effectively complete maintenance work orders and apartment unit turns.
Efficient materials planning and completion of maintenance unit turns to target one‑visit completion.
Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange with resident a suitable option.
Ensure that vacant apartments are “made ready” within 7 days of vacancy. Coordinate with cleaning and painting contractors as approved by Management Company.
Leave the occupied and un‑occupied units cleaner than when you arrived.
Communicate with residents when repairs or maintenance will take longer than expected.
Complete pre‑moveout inspections to minimize turn times and complete unit turns timely.
Update/close out work orders in the PM software with notes.
Qualifications
Superior organization and communication skills.
Ability to provide courteous and professional service to residents, property managers, supervisors, vendors and other service providers.
Must be honest in time reporting; reliable and on‑time to work.
HVAC experience is a must.
Valid driver’s license may be required.
Education and Experience
Educational degree not required.
At least one year of experience preferred.
Specialized training: Multi‑family property management experience is preferred.
