Job Summary Primarily sales position with a strong emphasis on customer service, meeting goals and achieving results. The Leasing position manages the sales process from start to finish, presenting the communities enthusiastically to prospective residents by communicating the value of residence at the assigned property.

Duties & Responsibilities

Performs leasing of apartment units to prospective residents by communicating the value of residence at the property.

Uses all adopted technologies and processes to generate traffic and completes market surveys.

Responds to phone and email inquiries from prospective residents and applies sales techniques to schedule property tours.

Contacts and works with apartment locators.

Contacts current residents for referrals and informs them of special bonuses available for referrals.

Shops other properties to survey competition and to learn new closing techniques.

Greets prospective residents and completes a guest card for each.

Refers prospective residents to another Lynd property if unable to locate the desired unit.

Uses closing techniques to secure the lease.

Meets with prospective residents and checks the availability of units based on preferences and budget, qualifying prospects on type, size, price, and available amenities.

Collects required information from prospective residents to qualify them for a lease, completes all associated forms and data entry, and obtains picture ID before showing a unit or model.

Uses RealPage OneSite Screening; only the Regional Manager may override denials.

Prepares and maintains a file for each resident according to policy and procedures.

Notifies prospective residents of approval or disapproval, assists qualified future residents with completing lease agreements, and collects initial rent and deposit payments.

Assists new residents with the move‑in process, ensuring the unit is ready and any issues addressed prior to arrival.

Takes phone calls for maintenance requests from residents.

Monitors the property landscape and other attributes to identify and report potential safety hazards, ensuring quality property aesthetics.

Calls back residents to verify that maintenance work orders have been performed.

Proactively contacts residents with expiring leases to propose renewals and closes lease renewal in advance of expiration, reinforcing the resident value proposition.

Helps plan and direct social activities.

Displays a friendly and courteous attitude with other employees, maintains and promotes a positive workplace, and never confronts supervisors or coworkers in front of residents.

Abides by Standard Operating Procedures (SOP) for leasing duties.

Skills & Abilities

Familiar with federal, state, and jurisdictional laws and regulations concerning multi‑family housing and Fair Housing.

Customer service skills and conflict‑resolution skills to resolve issues promptly.

Sales knowledge and abilities to sell products and services to new and existing customers.

Effective verbal, concise, and written communication skills.

Organizational skills to maintain records and schedules efficiently.

Ability to visually inspect units, grounds, and other property aspects to ensure adherence to standards.

Proficiency with Microsoft Office applications (Word, Excel, Outlook, PowerPoint) and RealPage OneSite.

Ability to maintain confidentiality and exercise appropriate discretion.

Affordable Housing Duties & Responsibilities

Operates the property in compliance with regulatory agency, lender, investor and other applicable compliance requirements.

Ensures resident files, certifications, and re‑certifications are completed accurately and timely.

Passes file audits, physical inspections of units and buildings, and/or management and occupancy reviews.

Qualifications & Experience

High school diploma/GED and 1–3 years of experience in leasing, sales, and/or customer service.

Experience working at a Low‑Income Housing Tax Credit, HOME, HUD, or other income‑restricted affordable housing program.

Work is performed in a professional office environment with occasional exposure to outside weather conditions. The employee frequently talks or hears, stands, walks, sits, reaches with arms, hands, and fingers; climbs or balances; stoops, kneels, crouches, or crawls; smells; and occasionally lifts, carries, posits, or moves objects weighing up to 25 pounds. The Leasing Staff may work non‑traditional hours, including evenings or weekends to complete work. The Employer may also require employees to attend company meetings and training programs and may require additional travel outside the assigned community. Property employees are required to comply with the company uniform policy, with a copy provided on the first day of employment. Pre‑employment background screening and drug testing are required. This is a full‑time position with a standard 40‑hour week.
