We are seeking an experienced Community Construction Manager to oversee the full lifecycle of new home construction--from site prep to final delivery--while ensuring quality, safety, and on-time completion.
Position Summary The Community Construction Manager is responsible for coordinating and managing all activities related to new home construction. This role ensures homes are built safely, efficiently, within budget, and to Schaefer Homes' quality standards. Strong leadership, communication, and scheduling abilities are essential.
Key Responsibilities
Manage all phases of residential construction, including site preparation, foundation, framing, MEP systems, finishes, inspections, and closeout.
Coordinate and oversee subcontractors, trades, suppliers, and vendors to ensure timely and high-quality work.
Monitor project budgets, track costs, and manage change orders to minimize variances.
Maintain and update project schedules; identify delays and implement corrective actions.
Ensure all work meets quality standards, building codes, plans, specifications, and warranty expectations.
Enforce jobsite safety practices and OSHA standards; maintain clean and safe sites.
Communicate regularly with sales, purchasing, design, and production teams, as well as homebuyers and local inspectors.
Review plans, drawings, submittals, and RFIs; collaborate with architects and engineers as needed.
Prepare and deliver construction status reports, progress updates, and financial tracking.
Conduct final walk‑throughs, complete punch lists, and manage home delivery to customers.
Assist with warranty and post‑delivery service needs, resolving open items promptly.
Qualifications
Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field (or equivalent experience).
5+ years of residential construction management experience, ideally in production homebuilding.
Strong knowledge of homebuilding processes, construction best practices, and local building codes.
Proven success with construction budgeting, scheduling, and risk management.
Proficiency in Microsoft Project or other scheduling/construction management software.
Strong leadership, communication, and subcontractor management skills.
Ability to interpret architectural and engineering drawings and specifications.
High attention to detail, craftsmanship, and quality control.
Problem‑solver capable of adapting to changes in a fast‑paced environment.
Valid driver's license and ability to travel between job sites.
Knowledge of OSHA and construction site safety protocols.
