Position Title Associate / Vice President of Asset Management & Operations

Position Summary The Associate / Vice President of Asset Management & Operations will play a critical role in the ongoing oversight and performance evaluation of the company’s TX portfolio. This position supports strategic decision‑making through financial analysis, reporting, and coordination with property management and development teams to ensure each asset performs in alignment with business plan objectives, regulatory requirements, and social impact goals.

Key Responsibilities Reporting

Monitor and analyze operational, financial, and business plan performance by reviewing rent rolls, financial statements, budget variances, and reports on leasing, collections, legal, and violations.

Monitor key performance indicators (NOI, occupancy, DSCR, capital reserves, etc.) and proactively develop strategies to manage expenses and optimize value.

Prepare and ensure timely delivery of reporting and analysis to partners, lenders, and external stakeholders.

Maintain asset‑management reporting and internal trackers, evaluating and presenting property‑level and business‑plan performance to leadership.

Collaborate with operating and joint‑venture partners on respective responsibilities.

Operations

Conduct regular site visits and manage third‑party property managers and site staff, evaluating operations and maintenance needs.

Help oversee the initial capital renovation plan for the portfolio and identify future property capital needs and sources of funding.

Prepare construction and operational requisitions, track and manage reserve requests.

Develop, implement, and monitor operational procedures and best practices to improve property performance.

Collaborate with finance and accounting teams to ensure accurate financial reporting and budgeting.

Ensure compliance with various affordable housing programs and regulatory requirements.

Coordinate with Property Managers to respond to agency audits, inspections (NSPIRE), and investor or lender reviews.

Strategic Initiatives

Support implementation of initiatives and strategies across Tredway’s diverse portfolio of affordable housing assets that benefit from Project‑Based Section 8, other forms of tenant‑voucher rental subsidy, LIHTC, and/or other federal, state, or local subsidies.

Support refinancing, recapitalization, and disposition strategies.

Collaborate with development and acquisitions teams on underwriting, deal structuring, and portfolio growth initiatives.

Stay informed on material changes to national and local affordable housing trends and policies to assist in strategic decision‑making.

Qualifications

Bachelor’s degree in Real Estate, Finance, Economics, Urban Planning, or related field.

3+ years of experience in affordable housing asset management, real estate finance, or property operations.

Familiarity with LIHTC, HUD, Section 8, and/or other affordable housing programs.

Ability to analyze complex financial documents, including income statements, budgets, rent rolls, audit reports, and capital reserve plans.

Advanced Microsoft Excel skills, including developing and managing tools to track asset performance and create custom reporting dashboards.

Familiarity with real‑estate management platforms such as Yardi, RealPage, or similar systems.

Understanding of building systems and vendor management.

Strong organizational and communication capabilities, with the aptitude to distill detailed information and clearly convey insights to both internal teams and external partners.

Highly driven and meticulous, with the ability to balance multiple tasks effectively in a dynamic, purpose‑oriented workplace.
