Responsibilities This position supports communities in and around Elk Grove, CA, with limited travel to our Sacramento office. The Outside Sales Counselor's primary responsibility is to foster Meritage Homes' active sales culture to generate new home sales by leveraging relationships with Realtors and new homebuyers. The role involves utilizing all available tools to demonstrate value, sell, and close homes while providing exceptional customer service. The counselor also acts as a liaison among Realtors, new homebuyers, construction teams, the Closing Department, and Title Company during the building process. Responsibilities: Achieve sales and customer service goals, along with other objectives set by your Sales Leader. Maintain existing Realtor relationships and develop new ones to create long-term partnerships and recurring business. Connect unrepresented homebuyers with Realtors and support them throughout the homebuying process. Ensure the community, homes, and surrounding areas are pristine to enhance guest experience during tours. Develop and refine your sales presentation to maximize lead conversion. Use insight and consultative techniques to educate customers about home buying and influence sales. Manage potential customers effectively using CRM systems for discovery and follow-up. Engage visitors by demonstrating models, home sites, and showcase homes, scheduling showings via technology. Provide detailed community, home site, floor plan, and pricing information. Ask for the sale confidently. Drive traffic and sell from multiple communities that meet buyers' needs. Present the Purchase Agreement professionally, explaining all relevant details. Utilize Salesforce.com to prospect and solicit new and referral business. Complete all paperwork accurately and timely. Assist buyers with scheduling appointments with design studios, mortgage, and title companies. Coordinate with lenders and monitor loan statuses to expedite closings. Product Knowledge:

Understand community details, local area amenities, product features, pricing, warranties, and competitive advantages. Maintain updated competition analysis. Stay informed on local markets, real estate laws, trends, and regulations. Update buyers throughout construction, acting as their point of contact during all phases. Ensure customer satisfaction from initial visit to closing. Additional duties:

Complete onboarding, maintain company image, build relationships with realtors and brokers, attend meetings, and perform special projects. Must be able to work nights, weekends, and most holidays. Qualifications Education:

Minimum High School Diploma; some college or Bachelor’s preferred. Experience:

3+ years outside sales; 1+ year in new home sales preferred. Technical Skills:

Valid Real Estate License may be required in some states; proficiency with Microsoft Office. Interpersonal Skills:

Excellent communication, customer service, and interpersonal skills. Professional demeanor. Ability to handle stress and work directly with clients and Realtors. Strong sales and closing skills. Team-oriented. Judgment & Mental Abilities:
