Position Overview The Market Sales Manager is responsible for overseeing all leasing and marketing activities for their assigned site(s) as well as managing operations of the Centralized Leasing Office (CLO) and its part‑time staff. This position requires a strong leader who can balance day‑to‑day on‑site leasing responsibilities while also supervising a centralized leasing hub that supports multiple communities. The manager will oversee lease administration, create and implement marketing strategies, manage daily office operations, and lead the leasing team.
What You Will Do Leadership and Staff Management
Lead and supervise all leasing staff at the Centralized Leasing Office (CLO).
Provide guidance, training, and performance management across the CLO team.
Coordinate schedules, coverage, and responsibilities for centralized leasing operations to ensure consistent support across multiple communities.
Marketing and Reporting
Develop and execute property‑specific and portfolio‑wide leasing and marketing strategies.
Organize in‑house and external events to drive leasing performance.
Ensure timely completion of leasing reports from the centralized leasing teams.
Compliance and Standards
Ensure compliance with all company policies, procedures, and legal requirements across both leasing offices.
Uphold brand and company standards, ensuring properties are consistently presented in an exceptional manner.
Special Projects and Reporting
Partner with the Community Manager(s) and Regional teams on special projects and assignments.
Complete all assigned HR/People Operations tasks for both full‑time and part‑time leasing staff.
Other
Must be able to work a full shift on‑site at the properties.
Must be available for additional hours including evenings and weekends as needed.
Must assist with move‑outs, turn, and move‑ins which may extend beyond normal business hours.
Must be able to lift and move objects up to 50 pounds regularly, as required.
Ideally, You’ll Have
High School graduate; college degree preferred but not required.
2 years of experience in property management or related fields.
Demonstrated Leadership Skills.
Proficient in Office Products and Windows and Apple operating systems.
You’ll Crush It If You Have Experience With
Leasing in student housing: The ideal candidate will have a proven track record in leasing within the student housing industry.
Social media marketing: The candidate should have a strong background in social media marketing, with a focus on creating engaging content and managing social media platforms.
Proficiency in Canva or similar design tools is essential for creating visually appealing graphics and promotional materials.
Entrata software proficiency: Experience with Entrata or similar property management software is highly desirable.
Organizational Structure Reports to: Regional Manager
Direct Reports: Leasing Associates, Community Concierges, Leasing and Marketing Coordinators
