Leasing Agent
We are seeking a motivated and customer-focused Leasing Agent to join our team at a PB Section 8 property. The ideal candidate will have experience in affordable housing and a strong understanding of HUD regulations, particularly the Housing Choice Voucher (Section 8) program. The role involves leasing apartments, maintaining occupancy, and ensuring compliance with all federal, state, and local housing regulations.
Essential Duties and Responsibilities
Process applications, verify income, and complete required Section 8 paperwork
Maintain an excellent customer service relationship with prospective residents, current residents, vendors and members of the community
Lease apartments and explain the features and benefits of the property, including amenities and the surrounding neighborhood
Respond to internet leads, answer prospect calls and conduct property tours following policy guidelines
Develop and implement sales and marketing strategies to increase property traffic and work to achieve budgeted revenues
Maintain thorough product knowledge of the property and knowledge of major competitors
Prepare and maintain all lease-related paperwork
Maintain prospect traffic and leasing data and assist with data entry as needed
Inspect units for move-ins to ensure apartments are ready
Assist with planning and hosting resident functions as needed
Audit lease files for bonus submission
Review guest cards to ensure entry into OneSite and monitor traffic trends
Adhere to all local, state and federal housing requirements related to leasing and management of the property
Perform other tasks or duties as assigned by supervisor
Qualifications
Certifications: Hold and maintain certifications required to manage the property (which may include affordable, tax credit, property management and other licenses or designations). Professional accreditations are preferred.
Education: A college degree is preferred but not required. Ability to read and write English fluently, perform intermediate mathematical functions, and use on-site resident management software.
Professional Experience: 1–2 years of experience in residential property management or a related field.
Attendance/Travel: Ability to work various days and hours, including overtime when requested. Ability to serve on-call as scheduled. Travel may be required to attend company events.
Skills: Strong administrative and organizational skills; customer service orientation; sales and marketing knowledge; ability to close a sale; knowledge of on-site maintenance requirements; PC skills including software packages used by the company.
Physical Demands: Ability to access all parts of the property; ability to lift up to 20 lbs independently and up to 50 lbs with assistance.
Computer Skills: Basic computer knowledge; use of Outlook; intermediate to advanced MS Word and Excel; RealPage/OneSite; ability to learn additional programs as needed.

Compensation, Benefits & Other Details This role is non-exempt with a pay rate of 18.50 per hour for a new employee, depending on experience, qualifications, knowledge, skills, abilities, and budgetary considerations. It is eligible for a sign-on bonus of $500 (paid after 30 days of successful employment). Bonuses may be discretionary or performance-based. This non-exempt role is eligible for overtime for hours over 40 per week. Full-time status (30+ hours/week) includes 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined by the company.
