The Assistant Property Manager reports to the General Manager. This role assists with all operational aspects of the property to ensure customer satisfaction, fiscal stability, and good physical condition. Assist the General Manager in all property-related actions and decisions. Accept rent payments and follow up on delinquencies. Post rent and miscellaneous income receipts. Make daily bank deposits when receipts are available. Post and follow up on NSF checks. Handle evictions and NSF warrants. Turn over bad debts for collection. Report income collection to the Property Accountant. Assist with leasing activities and resident relations. Answer telephones as needed. Plan and direct social activities as appropriate. Inspect move-outs and schedule units for turnover. Verify lease information during move-in and renewal processes. Follow up on service requests and perform callbacks. Verify accuracy of Weekly Leasing Reports. Maintain records of income and expenses in the computer. Pay property bills and forward cash disbursement journals to the Property Accountant. Ensure invoices match purchase orders and are properly coded. Update and process security deposits and refunds. Maintain property records, perform audits, and handle general maintenance. Qualifications include a Bachelor’s degree or equivalent experience. Preferred certifications: Accredited Residential Manager or Certified Apartment Manager. Must have a valid driver’s license and current automobile insurance. Proficiency in Microsoft Word, Excel, and Outlook is required. Knowledge of Entrata is a plus. Strong follow-through, customer service skills, and professional communication are essential. Additional Details
