The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. Responsibilities

Prepares annual budget to help make sure financial objectives are met

Research local rental rates and calculate costs so pricing is in line with current market conditions

Resolve tenant complaints to satisfaction and in accordance with our high quality of property standards

Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes

Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property

Manage all aspects of assigned properties, including maintenance, tenant relations, leasing, and financial performance

Conduct regular property inspections to ensure properties are in excellent condition and comply with all regulations

Develop and implement property management policies and procedures to enhance efficiency and tenant satisfaction

Coordinate and oversee maintenance and repair work, ensuring timely and cost-effective solutions

Prepare and manage property budgets, monitor financial performance, and provide regular reports to senior management

Handle tenant inquiries, complaints, and conflict resolution in a professional and timely manner

Ensure all lease agreements are properly executed and maintained, and manage lease renewals and terminations

Market and lease vacant units to minimize vacancy rates and maximize rental income

Collaborate with vendors, contractors, and service providers to ensure high-quality services are delivered to properties

Stay updated on industry trends, market conditions, and regulatory requirements to ensure compliance and competitiveness

Qualifications

Flexibility in schedule to include working both evenings and weekends

1-2 years of customer service and sales experience preferred

High School Diploma or GED required

Exquisite presentation and negotiation skills

Enjoys meeting people and takes pride in providing excellent customer service

Bachelor's degree in Business Administration, Real Estate, or a related field (preferred)

Proven experience as a Property Manager or in a similar role

Strong knowledge of property management principles, practices, and standards

Excellent organizational and multitasking skills with a strong attention to detail

Exceptional communication and interpersonal skills

Proficiency in property management software and Microsoft Office Suite

Ability to work independently and as part of a team

Valid Texas real estate license

Compensation $50,000 - $75,000 yearly
