LV Property Management is seeking a dynamic, results-driven Property Manager with market rate experience in Kenosha, WI. Summary : This is an exciting leadership opportunity to join a growing company and make a real, positive impact! As a Property Manager, you will take the lead on repositioning the property from affordable to market rate, driving occupancy, improving resident satisfaction, motivating an onsite team, and ensuring that the community runs efficiently and in line with company standards and budgets. We Are Looking For Someone Who Is Ambitious and service-focused with project management experience and organizational skills Experienced with repositioning a property and/or managing large scale renovation projects (a plus) A proactive problem-solver and strong communicator Experienced in leading a team and managing a high-volume apartment community Bonus: Experienced in managing an affordable housing property / properties Salary : $65,000 - $75,000, depending on experience, plus generous bonuses and affordable benefits! Responsibilities
Establish and maintain positive relationships with residents, addressing concerns, inquiries, and requests promptly and professionally. Manage upcoming large-scale renovation projects, maintenance, and repairs, ensuring timely and cost effective resolutions. Implement strategies to improve resident retention and satisfaction, such as organizing events, fostering a sense of community, and addressing resident needs. Manage day-to-day operations while focusing on occupancy, rent collections, and budget management. Assist residents in understanding rental obligations and offer support for financial management. Monitor and manage the property's budget, ensuring all expenses are within approved limits. Collaborate with accounting and finance departments to ensure accurate record-keeping and financial reporting. Manage maintenance team, contractors, and vendors to obtain competitive bids and select reliable service providers. Maintain consistent, detailed records of maintenance activities, expenses, and warranties. Conduct regular inspections of the property to identify needs and address them promptly. Assist with preparation and submission of required reports, documentation, and certifications. Coach, lead, and motivate the performance of an onsite team (leasing and maintenance). Oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility. Requirements
Minimum 2+ years\' experience in Property Management required. Experience managing affordable housing apartments preferred. Bachelor’s degree preferred. Familiarity with local, state, and federal regulations. Engaging interpersonal skills, to effectively interact with tenants, staff, and stakeholders. Ability to multi-task, prioritize responsibilities, and meet deadlines in a fast-paced environment. An aptitude for identifying and resolving issues related to tenant concerns, property maintenance, and regulatory compliance. Basic knowledge of budgeting, financial reporting, and rent collection procedures. Competence in using property management software, spreadsheets, and other relevant tools for documentation and reporting. Entrata experience preferred. Compensation And Benefits
$60,000 - $70,000 base salary, depending on experience, plus generous quarterly bonuses, a year-end bonus, and affordable benefits.
