Required Education
Graduation from a recognized college or university with a bachelor’s degree in Architecture, Engineering, or Construction Management.
OR Graduation with any bachelor’s degree plus an additional two (2) years of experience in the duties above to compensate for the required education.
Qualifications
Minimum eight (8) years full‑time paid professional experience in Construction Scheduling for an Owner or General Contractor, preferably in educational facility or public works projects.
Proficiency in Primavera Latest Version and MS Office Suite.
Excellent written and verbal communication skills.
Superior organizational and planning skills.
Ability to build efficient working relationships with project teams and department staff.
Understanding of theories, principles, and practices of cost engineering, scheduling, and schedule forensics.
Responsibilities
Report directly to the Senior Construction Manager for Scheduling and Estimating; provide updates and prepare reports for upper management to meet Key Performance Indicators.
Supervise Project Schedulers, ensuring project timelines are met and interfacing with OARs, Senior Project Managers, and other site staff and contractors to review CPM schedules, prepare project scope and budget.
Determine project staffing needs and make recommendations to executive staff to optimize staffing.
Develop and maintain program schedules, identifying relationships, logic, milestones, and constraints for construction projects of various types.
Independently interpret and read detailed construction drawings (Architectural, Structural, Mechanical, Electrical, Plumbing, Civil, etc.) to understand work scope.
Review Contractor’s Baseline schedule submissions, verify scope identification, logical sequencing, and provide detailed written comments.
Perform QA/QC on contractor schedule submittals for conformance with contract terms; review critical path, cost loading, resource loading, schedule content, recovery schedules, logic relationships, lags, constraints, and milestones.
Conduct schedule Time Impact Analysis for any change orders that affect the construction schedule; negotiate delay time settlements with the OAR and contractor.
Determine scope of work, assess contract terms, and evaluate compensable or non‑compensable time extensions.
Carry out Critical Path and Earned Value analyses.
Walk construction sites as needed and review contractor’s weekly/monthly schedule progress; provide reports to the project OAR and upper management.
Communicate effectively with the Contractor regarding all schedule/progress matters in weekly status meetings and other schedule related meetings.
Perform Program Schedule QA/QC reviews on a regular basis and update Program/Master Schedules bi‑monthly.
Prepare reports as directed by Management.
Salary:
$178,000 - $189,000
Bonus Pay A bonus may be granted based on individual performance, utilization, attendance, tenure, and other non‑financial company goals. Bonus opportunities are at management discretion.
