SUMMARY The Property Manager is responsible for all operational and financial aspects of a property and meeting company goals. This includes ensuring the property excels in leasing, collections, resident relations, maintenance, personnel management, safety program compliance, and company policies.
ESSENTIAL JOB DUTIES Property Management
Oversee leasing activity to maximize occupancy.
Supervise move‑in and move‑out process, create turnover schedule, perform unit inspections, coordinate work.
Perform physical review of property assets, monitor preventative maintenance programs, work with maintenance team on larger‑scale projects.
Develop and maintain positive relationships with residents, vendors, contractors, and the site team.
Leadership
Lead team to success, motivating service consistent with core values.
Directly supervise property employees, including coaching, development, and training.
Comply with all safety program requirements and promote safety.
Ensure all activities comply with local, state, federal, and fair housing laws.
Financial
Manage rent collection, follow up on delinquent accounts, and handle eviction process as needed.
Conduct market research to recommend pricing and marketing strategies.
Prepare accurate reports for Regional Manager in a timely manner.
Other duties may be assigned to meet business needs.
QUALIFICATIONS Education and Experience
High school diploma or GED required; degree in Property Management preferred.
3–5 years of management experience; property management experience preferred.
1–2 years as Property Manager or supervisory role preferred.
Experience with Microsoft Office; Yardi software highly preferred.
CRM designation preferred.
Real Estate licenses must not be active while working in this role.
Skills and Abilities
Fluent in English, strong communication skills.
Use tact, diplomacy, courtesy with staff, residents, public.
Decision‑making, problem‑solving, time‑management.
Handle multiple projects simultaneously with self‑direction.
Coach and lead teams, work collaboratively.
Understand federal fair housing laws and local provisions.

Hiring Pay Range: $55,000–$67,500.
