Description:

Oversees daily operations and management of a single property, ensuring maintenance, tenant relations, occupancy and financial performance.

Responsibilities Tenant Relations:

Act as the main point of contact for tenants, addressing inquiries and requests promptly.

Facilitate lease agreements, renewals, and terminations, ensuring compliance with leasing policies.

Conduct regular inspections to ensure adherence to lease terms and property standards.

Property Maintenance:

Coordinate and oversee maintenance and repairs to keep the property in optimal condition.

Develop preventive maintenance programs to minimize downtime and costs.

Manage vendor and contractor relationships to ensure quality and cost efficiency.

Financial Management:

Develop and manage the property budget, including operating expenses and capital expenditures.

Collect rent payments and monitor financial performance, analyzing variances and implementing strategies.

Occupancy Management:

Market vacant units to attract quality tenants.

Conduct tenant screening, including background checks and credit evaluations.

Implement leasing strategies to maximize occupancy rates.

Regulatory Compliance:

Ensure compliance with local, state, and federal regulations on property management and tenant rights.

Maintain accurate records of leases and maintenance logs.

Stay informed on industry trends and legal changes.

Reporting & Documentation:

Prepare regular reports on property performance, occupancy, and maintenance.

Maintain organized documentation of transactions, agreements, and communications.

Requirements

Minimum 3 years of property manager experience.

LIHTC experience preferred.

Excellent communication and interpersonal skills, ability to build relationships with tenants, owners, and vendors.

Strong organization, multitasking, and prioritization in fast‑paced environment.

Proficiency in property management software and MS Office.

Knowledge of local landlord‑tenant laws and regulations.

Attention to detail and strong problem‑solving skills.

Ability to work independently and collaboratively.

Valid driver's license and reliable transportation (if required for property visits).
