Overview To become a Registered Appraiser who appraises for an Oregon county or the Department of Revenue under ORS308.010, you must meet certain training and/or educational qualifications, submit an application and pass an examination.
Examination Overview If you meet qualifications for a Property Appraiser Certification you must take an appraiser exam. You will receive an acceptance letter indicating you have met the minimum qualifications and listing the five testing sites within the state. There is no charge to take the exam and you must complete the examination within 60 days of the acceptance letter date. Your examination will be graded by DOR Human Resources, and grade notification letters will be sent upon request. If you pass, you will receive a Registered Appraiser Certificate.
The exam consists of 100 multiple-choice questions covering general appraisal concepts, principles, processes, definitions, surveying and mapping, vocabulary, appraisal processes, and valuation. The maximum time allowed is three (3) hours and the minimum passing score is 70.
Exam Preparation Resources
Real estate appraisal courses at community or four‑year colleges.
Private real estate appraisal courses (e.g., International Association of Assessing Officers (IAAO), Appraisal Institute).
Appraisal or Real Estate Manual from the American Institute of Real Estate Appraisers.
Dictionary of Real Estate Appraisal from the American Institute of Real Estate Appraisers.
DOR Manual, Appraisal Methods for Real Property (150-303-415).
Harrison's Illustrated Guide: How to Pass Any General or Residential Appraisal Examination (Call 1‑800‑243‑4545).
DOR/county trainee program.
Minimum Qualifications
Associate in Science degree (or higher) in property appraisal, real estate technology, building construction/inspection technology, engineering or forestry technology, business administration, or a related field; or
Any combination of experience or education equivalent to two years in a field that would demonstrate the capacity to work as a property appraiser (examples include property appraisal, public or business administration, real estate, finance, civil engineering, urban planning); or
Completion of an Oregon Department of Revenue approved appraisal training program.
Note:
Transcripts must be submitted for all college coursework except for a Bachelor's degree in business administration, forestry, agriculture, or engineering. Credit is also given for specialized appraisal courses. Be sure to list these courses on your application.
Continuing Education Requirements After passing the property appraiser exam, the newly registered appraiser must complete continuing education coursework to maintain their registration.
