JOB DESCRIPTION SUMMARY This role is responsible for overseeing and managing the overall performance and profitability of a portfolio of properties within a designated region. The Regional Property Manager develops and implements effective property‑management strategies, ensures high tenant satisfaction, and optimizes financial returns for property owners. The manager coordinates and leads property‑management teams, collaborates with stakeholders, and maintains a strong understanding of real‑estate market trends in the region.
JOB DESCRIPTION KEY RESPONSIBILITIES
Ensure portfolio and individual communities meet operational, financial, and business performance goals through inspections, financial and market reports, and action plans.
Collaborate with Community Managers to achieve performance objectives.
Work with regional support services leaders to improve asset and team performance.
Own and implement local and national operational initiatives, champion change, and ensure adoption of revised protocols.
Oversee and manage budgets, meeting or exceeding financial targets.
Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.
Foster positive relationships with tenants and address concerns promptly.
Implement tenant retention programs to reduce turnover and vacancy rates.
Collaborate with leasing teams to develop and implement effective marketing strategies.
Ensure optimal occupancy rates through targeted leasing efforts.
Oversee maintenance programs to ensure properties are well‑maintained and compliant with regulations.
Ensure properties’ appearance and physical aspects meet company and owner standards through site and safety inspections; communicate concerns and capital requests as needed.
Implement preventative maintenance plans to extend asset life.
Stay current with local, state, and federal regulations affecting property management.
Ensure properties comply with all relevant codes, laws, and regulations.
Identify and mitigate potential risks and ensure appropriate insurance coverage.
Conduct market research and analysis to identify opportunities for property improvement and stay ahead of trends.
BASIC KNOWLEDGE & QUALIFICATIONS
Bachelor’s or Master’s degree in Business, Real Estate, or related field (preferred).
Proven experience in a leadership role managing diverse properties.
Proficiency in property‑management software (preferably Yardi and/or Real Page), word processing, spreadsheet, and database management applications.
Strong financial acumen and analytical skills.
Excellent communication and team‑management skills.
In‑depth knowledge of real‑estate laws, regulations, and market trends.
Ability to create and manage stakeholder relationships.
Minimum of 3 years relevant experience.
SPECIALIZED SKILLS
Real‑estate license required in certain markets, preferred otherwise.
Industry certifications (e.g., CPM, CAPS, CAM) preferred.
Salary Range : $115,000 to $140,000
Additional Compensation
Eligible to participate in quarterly or annual bonus program based on individual and company performance.
Eligible to participate in weekly, monthly, or quarterly bonus programs for onsite property positions.
