Job Description POSITION PURPOSE The Commercial Real Estate Annual Review Specialist is responsible for conducting comprehensive high-quality annual credit reviews for the credit union’s commercial real estate (CRE) loan portfolio and maintaining high standards that align with the CRE department’s policies, procedures, and goals. This role ensures ongoing assessment of borrower performance, collateral strength, and overall portfolio risk, in alignment with regulatory expectations and the organization’s credit policies. This role requires timely and accurate risk assessments, thorough credit analysis, maintaining detailed covenant tracking, an understanding of regulatory compliance, and strong written and verbal communication skills. The ideal candidate combines strong credit analysis skills, attention to detail, and sound credit judgment with the ability to communicate insights effectively to relationship managers and CRE leadership.

ESSENTIAL FUNCTIONS AND BASIC DUTIES Annual Credit Review Execution:

Prepare comprehensive annual reviews for all CRE loans and relationships within established timelines.

Analyze borrower financial statements, rent rolls, operating statements, and third-party appraisals or market studies.

Evaluate property performance, cash flow trends, loan structure, covenant compliance, and guarantor support.

Formulate well-supported recommendations regarding risk-ratings, loan renewal terms, or credit action items.

Identify emerging risks within the CRE portfolio and recommend appropriate changes to risk ratings or loan strategies.

Monitor borrower financial performance, property conditions, and macroeconomics impacting collateral values.

Maintain accurate and current borrower and property information within credit systems to support covenant tracking and risk reporting.

Proactively elevate material credit concerns or deteriorating conditions to portfolio management and CRE leadership.

Documentation & Compliance:

Maintain organized, complete, and current credit files in approved system of record.

Ensure all annual reviews and supporting documentation comply with internal credit policy, regulatory requirements, and audit standards.

Stay informed of applicable regulatory guidance (e.g., NCUA, OCC, or Federal Reserve expectations) related to commercial real estate lending and review practices.

Partner with CRE team to obtain necessary financial and property data.

Communicate analysis findings and recommendations clearly and professionally through both written reports and verbal discussions.

Participate in credit meetings and portfolio reviews to support strategic credit decisions.

Process Improvement:

Contribute to ongoing enhancements of annual review templates, workflows, and process efficiencies.

Support automation, data accuracy, and reporting initiatives to improve review turnaround and portfolio monitoring capabilities.

Assist with special projects, regulatory exams, internal audits, and other assignments as needed.

QUALIFICATIONS Education/Certification: Bachelor’s degree in Business Administration, Finance, Marketing or related field required.

Experience Required: 2-4 years of experience in commercial real estate credit analysis.

Experience with financial institution core operating systems. Experience with Corelation software is a plus.

Preferred Experience: Prior experience as a CRE Credit Analyst or Portfolio Manager.

Required Knowledge:

Advanced knowledge of CRE lending and deposit relationships in financial institutions.

Strong understanding of CRE underwriting, financial analysis, and risk rating methodologies.

Familiarity with business deposit products, digital banking, treasury management, and NCUA compliance and internal controls.

Understanding of compliance, internal policies, and external NCUA regulations; Strong customer service and leadership abilities to make empowered decisions based upon knowledge and experience

Skills/Abilities:

Ability to organize and prioritize workload and workflow in a fast-paced environment to ensure appropriate follow through.

Ability to multi-task in a results-oriented environment. Must be a self-starter and team player, showing willingness to deliver an excellent client/member experience

Ability to work in a team environment and provide excellent internal and external member service.

Excellent analytical, communication, and critical thinking skills.

Technically proficient; fluency with Microsoft Office Suite, advanced computer skil ls and the ability to quickly comprehend and utilize market research tools and data sources.

WORKING ENVIRONMENT: Work is generally carried out in a typical open office setting. While performing the duties of this job, the working conditions are those of a typical office environment, with temperatures occasionally too warm or too cold, moderate noise levels and under lighting conditions typical of an office. This position is not considered remote.

PHYSICAL REQUIREMENTS: While performing the duties of this job, the employee is regularly required to sit at a desk and in meetings for long periods of time on a continuous basis; intermittently twist to reach equipment surrounding desk; perform simple grasping and fine manipulation with fingers; reach with hands and arms; use a telephone or other electronic communication devices; stand for long periods of times at counter, printers; communicate orally and through written means; use standard office equipment such as computers, printers; write or use a keyboard to perform assigned duties; bend, squat, climb, kneel and twist while checking equipment; occasionally stand and/or walk over both even and uneven ground; occasionally lift and/or move up to 25 pounds; hearing and vision within normal ranges with or without correction .
