Summary Of Position The Maintenance Technician is primarily responsible for protecting, maintaining, and enhancing the value of the community while maximizing the living experience for residents. The role ensures all resident maintenance issues are resolved expertly and efficiently.
Principal Accountabilities
Conduct all business in accordance with Artisan policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
Maintain facilities and grounds based on community objectives.
Follow safety, maintenance, and repair practices for all facility equipment, including health, safety programs, policies, procedures, and reports.
Respond to work orders promptly, including after‑hours on‑call maintenance requests; participate in the on‑call rotation as applicable.
Inspect public areas and resident apartments to ensure proper maintenance and standards are achieved and sustained.
Adhere to city, state, federal, and EPA air conditioning and refrigeration record‑keeping requirements.
Maintain pools, spas, and fountains, including chemicals, logs, and safety equipment.
Keep storage areas, tools, and equipment secure.
Participate in Artisan training.
Repair or replace building components such as floors, ceilings, walls, siding, roofing, doors, windows, and screens.
Troubleshoot, diagnose, repair, and replace appliances, electrical, HVAC (split systems, heat pumps, PTACs), plumbing (including water heaters).
Physical Demands of the Position Requires intermittent standing, bending, crouching, pushing/pulling, lifting, moving, and carrying light and heavy loads; climbing stairs and ladders. Must follow OSHA guidelines to protect health and safety.

Requirements For Maintenance Technician
High school diploma or equivalent.
Proven experience as a maintenance technician.
Basic understanding of electrical, hydraulic, and other systems.
Knowledge of general maintenance processes and methods.
Working knowledge of tools, common appliances, and devices.
Preferred certifications: CAMT, boiler license, EPA, CPO, electrical, plumbing, first aid, etc.
Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, major appliances, and pool/spa equipment.
Basic computer proficiency preferred.
