The Role The purpose of this position is to oversee and manage the recertification process for residents participating in the Low‑Income Housing Tax Credit (LIHTC) program. This role is key to ensuring that residents maintain their eligibility and that their information is accurately processed in accordance with program regulations. Responsibilities include conducting annual recertifications, completing income calculations, maintaining files, and ensuring compliance with all regulatory requirements.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications
Ability to read and interpret complex documents such as regulatory agreements and compliance regulations, tenant files, etc.
2 years of Affordable Multi‑Housing experience.
Certified Occupancy Specialist or similar certifications are highly desired.
Tax Credit certification is highly desired.
Demonstrates a sense of urgency and ability to meet deadlines.
Extensive computer knowledge: Windows (Word, Excel, PowerPoint, Access), internet, e‑mail.
Working knowledge of Yardi Voyager Property Management software.
Excellent written and verbal communication skills.
Attention to detail and ability to multitask.
Key Accountabilities
Conduct annual recertification interviews with residents to assess continued eligibility for the LIHTC program.
Complete comprehensive income calculations based on family composition and adjust tenant records accordingly.
Review and verify all required documentation during the recertification process to ensure compliance with program regulations.
Maintain accurate tenant files and documentation.
Send out reminders and schedule recertifications.
Other duties as assigned by the Community Manager.
Resident Relations & Customer Service
Greets and welcomes residents, provides assistance.
Responds to queries and concerns related to recertification, provides guidance on required documentation.
Acts as liaison between residents and management.
Adherence to Property Management Rules, Regulations, and Guidelines
Practice proper safety techniques and report issues.
Comply with safety and risk‑management policies.
Follow policies and procedures, monitor regulatory compliance.
Conduct business in accordance with company policies, Fair Housing, ADA, and other applicable laws.
Physical Demands & Working Conditions
Essential staff, adhere to safety protocols.
Frequent sitting and walking; travel within region and to business offices.
Repetitive use of computer, keyboard, mouse, phone.
Reading, comprehending, writing, performing calculations, communicating verbally.
May work in elevated site, uneven ground, occasional squatting, bending, twisting, pushing, pulling.
