Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Job Description Property Type: Mid‑Rise Stage: Lease Up Unit Count: 229 Schedule: Monday‑Friday; 9am‑6pm + rotating weekends
Essential Responsibilities
Performs all sales and leasing activities to achieve community revenue and occupancy goals, including greeting and qualifying prospects, conducting tours, processing applications, credit screening, criminal background checks, preparing leases and move‑in packages, and ensuring smooth resident move‑in.
Inspects apartments prior to move‑in and schedules any required maintenance with the team.
Stays informed of market and competitor conditions, develops and implements short‑ and long‑term marketing plans, and follows community policies on concessions and special programs.
Designs and executes marketing activities to drive community traffic, including resident referral and employer outreach, internet marketing tools, and community‑specific plans.
Uses on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
Ensures community and show units meet company standards for show quality by inspecting the marketing corridor, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities.
Follows up with prospects and new residents to ensure satisfaction by sending email, thank‑you notes, cards, or making telephone calls or other contacts to finalize lease decisions.
Executes activities in support of the community’s lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time.
Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and document requests to the appropriate individuals.
Required Licenses or Certifications
Must hold all required state and local licenses and certifications.
Must have a valid driver’s license to operate a golf cart on property.
Physical Demands
Stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Rare or regular travel may be required to assist other properties, attend training, business meetings, or other situations necessary for daily responsibilities.
Work a flexible schedule, including call during evenings, weekends, and holidays.
Compensation The hourly range for this position is $17.00 – $19.00.
Additional Compensation
Corporate Positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
