Position Summary The Leasing Associate is responsible for leasing, marketing, and maintaining positive resident relations. Leasing Associates handle the signing of leases, act as a landlord for property owners, and ensure a seamless resident experience.
Responsibilities
Respond to telephone and internet inquiries from residents and prospects to schedule virtual, self‑guided, and in‑person tours.
Greet and qualify prospects professionally using guest cards in our Lead Management Software, and assist with applications and deposits while adhering to company procedures and Fair Housing requirements.
Maintain an updated availability report, process applications with credit checks and rental history verification, and submit them for approval.
Coordinate with Community Manager approval and follow up with applicants on their status.
Show apartments, close sales, prepare units for move‑ins, obtain new residents’ signatures on paperwork, and provide community orientation.
Support an active and effective social media presence for the property to enhance visibility and engagement.
Promote resident satisfaction and retention by promptly responding to complaints, questions, and requests and taking appropriate actions to resolve service issues.
Conduct all functions necessary to close the sale, including making appointments, generating new leads, maintaining show rooms, and following up as needed.
Utilize marketing strategies to ensure traffic within the limitations of the Marketing Budget and the Marketing Plan (e.g., competitive rental rates, referrals, promotions, locators, and outreach).
Project a favorable image of the community to achieve property objectives and public recognition.
Focus on securing resident retention through planning resident functions (e.g., parties, contests) and participating as a host when required.
Complete all necessary paperwork for generating a lease, move‑in, check‑out, and other peak periods in a timely manner.
Attend weekly and daily goal‑setting meetings as appropriate.
Collaborate with the property maintenance team to ensure prompt responses and completion of resident service requests in line with the company’s standards.
Education & Experience
Associate’s degree or equivalent from a two‑year college or technical school; or six months to one year of related experience and/or training; or an equivalent combination of education and experience.
Proficiency with Microsoft Office and Property Management Software.
Valid driver’s license (required).
Physical Requirements
May be required to sit for extended periods of time while working at a desk.
May be required to climb stairs.
Must be able to read documents, computer screens, and data.
Must be able to hear and understand verbal communications in person and over the phone or computer.
May occasionally be required to lift or carry items such as files or office supplies weighing up to 20 pounds.
Must be able to use mobile devices and applications for work‑related tasks.
Work Environment
This role is based on‑site, primarily in an office setting but may require the employee to spend time outdoors with exposure to the elements.
The office is an open setting that may include bright lights, constant noises, and distractions.
