Job Description
Receives phone inquiries directing the call to the proper party or recording messages correctly.
Receives phone calls from prospective residents, obtains necessary information, quotes availability and prices, and encourages the prospective resident to schedule a visit.
Meets with prospective residents, answers questions, conducts property and apartment tours including upstairs and downstairs levels, obtains initial information, and reviews lease requirements summary, taking professional measures to solicit application completion.
Prepares and maintains complete resident file system, ensuring all necessary forms, records, leases, agreements, etc. are contained and kept current.
Records resident service requests accurately and in detail to assist maintenance in timely completion.
Schedules and inspects apartments for turnkey service.
Receives and acknowledges resident notices and prepares files.
Assists in lease renewal procedure by completing renewal printouts, submitting to manager, sending renewal letters to residents unreachable by phone, typing new leases and addendums, and assembling move‑in packages.
Keeps market survey of competitor rates up to date at least monthly and visits competitors three times annually.
Schedules guest apartment and clubhouse rentals.
Operates office alarm system in conjunction with opening and closing the office.
Delivers thorough move‑in presentation to new residents.
Calculates daily rent, prorata charges, late fees, and percentages.
Education and Experience
Excellent written and verbal communication skills providing effective communication with residents, prospects, employees, peers, vendors, owners, etc.
Computer software experience: MS Word, MS Excel, MS Outlook, and OneSite.
Basic understanding of Federal, State and local Fair Housing laws.
License(s) or Certification(s) Preferred
Valid driver’s license required.
