Position Summary The Leasing Agent is responsible for providing support to the Property Manager with day-to-day operations involved in managing an assigned property or properties. The primary duties are to assist with leasing vacant units, marketing the property, and establishing and maintaining open communication with residents, staff, and vendors. Performs administrative and financial tasks and supports the Property Manager and Assistant Property Manager in operating the property in compliance with standards designated by local, state, and federal regulatory agencies.

Essential Job Duties/Responsibilities
Market property in accordance with the organization’s policies and procedures.
Process rental applications and conduct appropriate credit checks in accordance with the organization’s policies and procedures.
Maintain resident tenant records and files in compliance with LIHTC and HUD regulations.
Process resident certification and re‑certification eligibility and verify income in accordance with LIHTC and HUD regulations.
Complete and explain leases to the tenant during move‑in and during the annual re‑examination process. Ensure all required legal documents are accurate, complete, and signed.
Inspect property as directed by Property Manager to assess condition of building and grounds and report any problems or issues to Property Manager.
Inspect empty units to ensure that they are ready for move‑in and assess conditions and needed turnaround repairs for vacant units.
Assist the Property Manager in recording service requests and communicating service requests appropriately to maintenance.
Address and promptly resolve questions, complaints, and requests from tenants.
Collect rent, late fees, and other resident charges, record, and prepare appropriate bank deposit slips on an ongoing basis.
Post rent utilizing property management software.
Make inquiries about late payments and assist in handling eviction issues.
Punctuality, timeliness, and adherence to the specified work schedule and office hours are required. Additionally, Leasing Agents are expected to actively perform and complete their duties on a daily/weekly/monthly basis, or as directed by the Property Manager.
Knowledge/Skills/Abilities – General Performance
General knowledge of apartment leasing.
Ability to plan and manage daily leasing activities.
Ability to work independently and concurrently to perform multiple time‑sensitive projects.
Ability to communicate effectively and keep others appropriately informed.
Knowledge of computer software applications.
Strong communication skills with an outgoing personality.
Produce work that consistently meets the quality requirements of accuracy, thoroughness, and effectiveness.
Present behaviors consistently with a positive attitude (smile, greet, acknowledge others, eye contact). Use a problem‑solving approach to conflict. Act as a “team player”.
Ability to respond positively to supervisory direction and feedback.
Ability to identify problems, organizational needs, and opportunities for change and participate proactively in the betterment of the property.
Supervisory Responsibilities There is no supervisory responsibility or direct reports for this position.
Requirements Education & Experience Required
High school diploma or equivalency (GED) required
One year of experience in a customer service-focused, fast‑paced work environment.
Valid Class “C” Texas Driver’s License required.
Communication Required
Fosters a positive work environment embracing the Mission and Core Values of Prospera (Integrity, Accountability, Excellence, Commitment, Dignity, Fairness, and Respect).
Bilingual (English/Spanish) preferred, but not essential.
Physical and Mental Requirements
Able to sit and work at a computer for extended periods of time.
Able to stand and walk for extended periods of time, either indoors or outdoors.
Able to stoop, kneel, bend at the waist, reach daily, and lift up to 50 pounds occasionally.
Able to perform general office administrative activities: copying, filing, using a telephone and its functions, e‑mailing, electronic scheduling, data entry, etc.
The mental work demands include regular attendance, working well with others, verbal contact with others, noise and occasional travel within Prospera’s regions and other locations as required.
