General Responsibilities

Supervising maintenance staff and ensure all areas of the community are maintained.

Supervises proper levels of inventory, as needed with approval.

Assist with contractors and become knowledgeable of competitive pricing of supplies.

Implementing, and supervising Safety training programs.

Tracking, monitoring, and following up on resident work orders in ResMan to ensure requests are completed within 24 hours.

Apartment inspections and walk through check list on all vacant units.

Must be able to lead and mentor the maintenance staff by assisting with skill development and knowledge.

Responds to emergency calls thru the on-call monitoring service per policy.

Makes general appliance repairs, carpet repairs, A/C repairs and electrical repairs.

Performs carpentry work, welding, painting, and plumbing duties as required.

Moves appliances, with assistance, using appliance Dolly.

Installs appliance and electrical fixtures as required.

Reports any maintenance problems and ensure repairs are correctly completed in a timely manner.

Lead and/or participates in an ongoing community preventive maintenance program.

Maintains courteous and helpful demeanor with resident, prospective residents, co-workers, vendors, etc.

Works on-call, overtime, weekends, holiday, and evening work as required.

Performs other duties as assigned by Maintenance Supervisor.

Requirements

Minimum of 3 years of experience in Apartment Community maintenance.

Must have average written and oral communication skills in English.

Must be able to direct, motivate, train, and develop subordinates.

General knowledge of building codes and laws applicable to the community (e.g., HVAC, electrical, plumbing, swimming pools).

High school diploma or equivalent.

Valid driver’s license and reliable transportation.

Leadership skills.

Have a HVAC or EPA certification.

Must have your own basic tools – drill, flashlight, screwdriver, hammer, tool set/sockets, etc.

MUST have experience working with distressed or aged properties.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk and sit.

The employee is occasionally required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance and stoop, kneel, crouch, or crawl.
