Summary Description Under general supervision, of the HVAC Shop Supervisor, performs senior journey level maintenance and repair work on boilers and heating, ventilating and air conditioning systems district-wide; acts as technical consultant; insures proper maintenance of boilers, chillers, electrical controls and pneumatic pressure control systems. HVAC systems, DDC building control systems and mechanical equipment, electrical systems, at all District facility. Insures proper maintenance of electrical, electronic, pneumatic, DDC control systems, and performs related work as required; and maintains operational and administrative records and reports. As needed the position may be assigned to day shift, swing shift or graveyard shift.
Responsibilities
Inspects boilers and heating, ventilating and air conditioning systems for proper operation and maintenance procedures.
Updates, remodels and performs the most complicated and difficult maintenance and mechanical repairs on boilers, HVAC systems and all related equipment.
Repairs and adjusts electrical and pneumatic pressure control equipment.
Tests and maintains safety switches and controls.
Repairs refractories and fireboxes, including but not limited to cleaning of fireside and waterside of boilers; required fit test with respirator for boiler cleaning.
Tests water treatment on hot water, chilled water, steam and other treated hydronic systems.
Maintains and repairs ground source heat pump systems.
Provides technical guidance and preventative maintenance training to Custodians, Maintenance Technicians and other boiler operators.
Coordinates and oversees the preparation of boilers and other vessels for yearly inspection and certification; tests boiler feed waters; reviews State, local and District policies.
Manages large HVAC maintenance projects.
Assists with energy analysis studies.
Identifies and prioritizes equipment repair and replacement needs through Facility's condition inspection system.
Estimates time and material costs for repairs made by vendors and contractors; maintains accurate logs and records of test results, preventative maintenance activities, and major repair work performed; takes and maintains inventory of supplies, equipment and parts.
Fills out material disturbance permits to comply with District and Health Department policy.
Reviews plans for new schools and major projects and assists with development of construction standards.
May be required to physically perform AHERA Class III asbestos disturbances, OSHA lead remediation, and mold remediation in accordance with applicable regulations.
Education and Experience
Five (5) years of varied journey level experience with boilers and heating, ventilating and air conditioning systems.
Equivalent to completion of a recognized HVAC apprenticeship program or graduation from an accredited trade or technical school with major coursework in boiler and heating, ventilating and air conditioning systems.
Three (3) years of verifiable work experience under a licensed contractor performing varied and complex boiler, heating, ventilating and air conditioning installation, maintenance and repair activities.
Knowledge Techniques, procedures and tools used for advanced journey level mechanical maintenance and repair of boilers, chillers, ventilating and air conditioning systems, water pumps, motors, variable air volume supply systems and electrical and pneumatic pressure control systems; basic computer skills for operating energy management software; state and local codes and regulations applicable to repair and maintenance of boiler and chiller systems; and acknowledgment of related hazards and safety precautions.
Skills Working independently; diagnosing and repairing boilers, chillers, heating, ventilating and air conditioning systems and related equipment; interpreting mechanical and electrical drawings, technical manuals, blueprints and specifications; observing safety practices; performing heavy manual labor; estimating materials and labor costs; preparing and maintaining operational records; using computer-generated work order systems; serving as in-house technical advisor and trainer; establishing and maintaining effective working relationships.
Licenses and Certifications
Possession of a valid Nevada Driver's License.
EPA Certification.
Universal Certification within probation period.
AHERA 16‑Hour asbestos training and certification within first 12 months.
OSHA Lead Action 8‑Hour training within first 12 months.
Special Requirements Applicants will be required to pass physical and full mask or half mask respirator fit test (if able); may be required to physically perform AHERA Class III disturbances, OSHA lead remediation, and mold remediation in accordance with applicable regulations; must have ability to use ladders to access roof equipment; may be called upon for off‑hours emergencies (burglary, vandalism, fires, snow removal, equipment failures, flooding).
Physical Demands Requires considerable and strenuous physical exertion: frequent climbing tall ladders; lifting objects over 60 pounds; pushing, balancing, stooping, kneeling, crouching, reaching, crawling in restricted areas; ability to enter all areas including attics and crawl spaces; some activities include long periods of standing; walking over rough, uneven or rocky surfaces; recurring bending, crouching, stooping, stretching, reaching; recurring lifting of moderately heavy items.
Work Environment Involves moderate risks or discomforts requiring special safety precautions: working around moving parts, carts or machines; exposure to contagious diseases or irritant chemicals; may be required to use protective clothing or gear such as masks, gowns, coats, boots, goggles, gloves, or shields.
