Purpose The Homeownership Advisor’s role focuses on helping our customers achieve housing stability and financial success by providing financial coaching to customers and prospective homeowners. The Homeownership Coach is responsible for identifying potential barriers and developing customized action plans to assist the customer with overcoming hurdles along the journey to homeownership. The Homeownership Coach works collaboratively with financial partners, real estate agents, neighborhood leaders and NHS team members to expedite and track the customer’s progress throughout the homeownership process.
Essential Functions
Provide individual financial coaching sessions to individuals interested in pursuing homeownership and/or other financial goals
Participate in the development and implementation of programs including, but not limited to homebuyer coaching, homebuyer clubs, pre-purchase counseling and education workshops, and as needed post-purchase counseling
Identify potential barriers to homeownership and develop action plans to address obstacles
Review and evaluate the financial situation of clients’ through the review of tax returns, accounts, credit reports, and relevant information for purchasing a home
Document results, conduct accurate measurements, and generate outcome reports
Teach and provide financial education information to individuals and groups in alignment with financial coaching standards with NeighborWorks America
Develop and maintain positive on-going relationships with pro-city real estate agents, especially NHS Preferred Realtors
Present information and respond to questions from managers, clients, lenders, home seekers, residents, and general public
Complete NeighborWorks continuing education classes and counseling courses.
Actively engage with community and stakeholders by representing NHS of Baltimore in a positive and professional manner at housing related events and activities (i.e. Live Baltimore, Live Near Your Work, Cash Campaign, local college events, etc.)
Attend meetings, fairs, expos, and special housing events
Effectively manage and maintain coaching pipeline by tracking progress through all stages of the homebuying process, ensuring timely follow-up, accurate documentation, and smooth coordination of all related activities and workflows.
Attend relevant training sessions and update staff with information, as applicable
Facilitate question and answer session with internal and external customers
Prepare monthly, semi-monthly, and annual reports as needed
Develop Homebuyers’ Club cohorts with support group of peers for clients on the journey to homeownership. Facilitate homebuyers’ club meetings monthly at NHS targeted area and/or assist partners with the creation of homebuyers’ club
Conduct thorough and timely follow-up on all client cases, maintaining accurate and up-to-date electronic and paper records in compliance with HUD standards for individual counseling files and documentation
Attend relevant training sessions and update staff with information
Implement and adhere to all NHS counseling procedures. Provide data for preparation of monthly, semi-monthly, and annual reports
Work closely with volunteers and abide by the conflict of interest and confidentiality policies of program
Attend all group and program staff meetings and trainings
Perform additional tasks and duties as assigned
Experience Required
Minimum of three (3) years of counseling, affordable housing, loan processing, or related work experience
Previous case management experience
In-depth knowledge of Microsoft Office Suite
Experience using counseling tracking software, Home Counselor Online (HCO) is a plus
Minimum Qualifications
High school diploma or GED equivalent.
HUD Certified Housing Counselor, or ability to obtain certification within first three (3) monthsof employment is required
Valid driver’s license OR Maryland ID
Satisfactory background and reference check
Preferred Qualifications
Bachelor’s degree in a relevant field a plus
Bilingual skills are a plus
Successful history with high-volume, accurate data entry, and data management
