Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to manage time and meet deadlines is crucial. Based in Reno, NV, the company has been in business for over 9 years.

Occupancy Verification Mortgage lenders require periodic updates on their properties and send independent contractors to perform the inspection. The purpose of the property inspection is to:

Verify property occupancy.

Report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant. The company contracts inspectors at a county level; you would be responsible for all inspections in your county or share with another inspector if volume permits.

Responsibilities

Most common inspections should take 5‑6 minutes.

Complete inspections within 4 days after assignment.

Report general property conditions and determine occupancy based on industry standards.

Take 9+ photos of the property with brief comments.

Complete a short form in an app.

Spend extended periods driving and making numerous stops during the day in the assigned territory.

Requirements

Computer with internet connection.

Reliable vehicle (good gas mileage a plus; you pay for your own gas).

Smartphone (Android or iPhone).

Printer.

Pass a standard background check using a valid driver’s license.

Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume, but you will earn the equivalent of $30–$40 per hour.

Depending on county and urban/rural classification, you may complete anywhere from 20–500 inspections per month while working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set minimum inspections per month, but work is consistent month‑to‑month. You can earn more by becoming established, having greater availability, or covering a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
