Mortgage Field Services Inspector
– FAR INSPECTIONS, Reno, NV
FAR Inspections is looking for highly motivated independent contractors to perform residential occupancy verifications on behalf of mortgage lenders. Experience with mortgage field inspections is not required, but the ability to effectively manage time and meet deadlines is crucial. You will work independently on a flexible schedule, earning predictable full‑time or supplemental income.
What is an Occupancy Verification?
The purpose of the property inspection is to verify occupancy and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
We contract with inspectors at the county level, so you will be responsible for completing all inspections in your county. In some cases, you may split the county with another inspector if there is enough volume for two inspectors.
Responsibilities
Most inspections should only take 5‑6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and determine occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods of time driving, making numerous stops during the day within the assigned territory.
Requirements
Computer with an internet connection.
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30‑$40 per hour. Depending on your county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month working 2–30 hours per week. Lower‑volume counties have higher rates and higher‑volume counties have lower rates. There is no set amount of inspections per month; the work is consistent month‑to‑month. Earn more as you become established, have greater availability, or cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
