Mortgage Field Services Inspector
Join FAR Inspections to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full‑time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required, but the ability to manage time and meet deadlines is essential. Qualified contractors are based in Reno, NV and are responsible for inspections in their designated county.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. Independent contractors perform the inspections and report on the general condition of the property using a mobile application. Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.
Responsibilities
Most inspections should only take 5-6 minutes.
Complete the inspection within 4 days after it is assigned.
Report general property conditions and make a determination of occupancy based on industry standards.
Take 9+ photos of the property with brief comments.
Complete a short form in an app.
Spend extended periods driving while making numerous stops during the day in the assigned territory.
Requirements
Computer with internet connection.
Reliable vehicle (good gas mileage is a plus).
Smartphone (Android or iPhone).
Printer.
Pass a standard background check using a valid driver’s license.
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you can earn the equivalent of $30-$40 per hour. Depending on the county and whether it is urban or rural you will complete anywhere from 20-500 inspections per month, working 2-30 hours per week. There is no set volume, but the work is consistent month‑to‑month. Earn more as you become established, have greater availability to inspect, or cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
