Independent contractors earn predictable full‑time or supplemental income, enjoy a flexible schedule, and work in the Reno, NV area. Experience with mortgage field inspections is not required, but the ability to manage time and meet deadlines is crucial.
What is an Occupancy Verification? Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is to:
Verify property occupancy
Report on the general condition of the property using a mobile application
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
Responsibilities
Complete inspections typically within 5–6 minutes
Finish each inspection within four days of assignment
Report general property conditions and determine occupancy based on industry standards
Take 9+ photos of the property with brief comments
Complete a short form in the mobile app
Drive extended periods, making numerous stops within the assigned territory
Requirements
Computer with internet connection
Reliable vehicle (good gas mileage preferred, as you pay for your own gas)
Smartphone (Android or iPhone)
Printer
Pass a standard background check using a valid driver’s license
Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary by county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.
Depending on the county and whether it is urban or rural you will complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week. Lower‑volume counties have higher rates and higher‑volume counties lower rates. There is no set amount of inspections per month, but the work is consistent month‑to‑month.
Earn more as you become established, have greater availability, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
