The Senior Preconstruction Manager provides leadership and oversight to multiple preconstruction teams while supporting the Preconstruction Executive in driving departmental strategy and execution. This role manages high‑value and complex pursuits, ensures estimating and procurement strategies are aligned with company standards, and mentors Preconstruction Managers. The Senior Preconstruction Manager acts as the primary liaison between project teams, clients, and executive leadership during the preconstruction phase.
Key Responsibilities Leadership & Oversight
Lead and supervise Preconstruction Managers and support staff, ensuring quality, consistency, and timeliness of deliverables.
Mentor and develop preconstruction team members, providing coaching and technical guidance.
Support the Preconstruction Executive with departmental initiatives, workload planning, and process improvements.
Preconstruction Management
Manage and deliver budgets, conceptual estimates, and GMP proposals for multiple large‑scale or high‑risk projects.
Review and approve cost estimates, value engineering studies, and preconstruction schedules prepared by Preconstruction Managers.
Oversee constructability reviews, logistics planning, and phasing strategies.
Procurement Coordination
Collaborate with the Procurement Manager to ensure bid packaging, subcontractor engagement, and early buyout strategies are aligned with project requirements.
Participate in subcontractor outreach, prequalification, and contract strategy decisions.
Client & Stakeholder Engagement
Act as the primary client contact for complex pursuits during the preconstruction phase.
Lead client presentations, design meetings, and value engineering sessions.
Partner with business development and operations to support pursuit strategies and smooth project handoff.
Qualifications
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
8+ years of progressive experience in preconstruction, estimating, or project management.
Demonstrated leadership of teams on large, complex commercial construction projects.
Strong knowledge of estimating software, procurement practices, and construction delivery methods.
Excellent communication, negotiation, and organizational skills.
Experience with CMAR and Design‑Build delivery.
Proficiency with platforms such as BuildingConnected, OST Estimating, or equivalent.
LEED AP, DBIA, or other industry certifications are a plus.
