What is an Occupancy Verification? This role involves verifying whether a property is actually occupied on a periodic basis required by mortgage lenders. The inspections are typically conducted through a mobile application, where you record photos and general property conditions.

Purpose of the Property Inspection

To verify property occupancy.

To report on the general condition of the property using a mobile application.

Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.

County Responsibilities We contract with inspectors at a county level. This means that you would be responsible for completing all inspections in your county. In some cases, you may share the county with another inspector if there is sufficient volume for two inspectors.

Responsibilities

Most inspections should only take 5–6 minutes.

Complete the inspection within 4 days after it is assigned.

Report general property conditions and determine occupancy based on industry standards.

Take 9+ photos of the property with brief comments.

Complete a short form in an app.

Be able to spend extended periods driving while making many stops during the day in the assigned territory.

Computer with an internet connection

Reliable vehicle (good gas mileage is a plus since gas is paid by the contractor)

Smartphone (Android or iPhone)

Printer

Pass a standard background check using a valid driver's license

Pay and Hours This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.

Depending on a county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month, working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month‑to‑month.

Earn more as you become established, have greater availability to inspect, or are willing to cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
