Harbor Group Management Company is a multi‑billion dollar real estate investment and property management firm. We are looking for a passionate, goal‑oriented, creative multifamily marketing manager with an entrepreneurial spirit and exceptional communication skills.

Job Purpose The Multifamily Marketing Manager works closely with corporate leadership, regional managers, and site team managers to implement marketing action plans focusing on driving traffic, renewing residents, and improving the overall customer experience. They coach, train, and monitor marketing initiatives and leasing performance, prioritizing properties based on identified needs.

Essential Duties and Responsibilities

Focus on increasing occupancy and revenue by providing support, guidance, and direction to a portfolio of multifamily and commercial assets through strategic marketing programs.

Become proficient in HGMC’s CRM and marketing platforms to connect data and improve leasing and marketing efforts.

Compose marketing plans that attract the target audience and address property business objectives.

Maintain thorough understanding and serve as internal expert on marketing programs and tools.

Understand market conditions and competitive landscape in assigned portfolio.

Ensure performance and process compliance to leasing and marketing SOPs to meet monthly occupancy goals.

Work with the Director of Marketing to develop strategies and tactics unique to each region, sub‑market, and property.

Develop, implement, monitor, and evaluate marketing programs to achieve goals, including dynamic strategies for lease‑up and luxury assets.

Facilitate brainstorming with marketing and property teams to generate new ideas and creative strategies.

Research and recommend new opportunities and marketing channels in local markets.

Host in‑person and online training on systems and marketing topics.

Maintain knowledge of all marketing options and programs including advertising, online, eBlasts, signage, and on‑site presentations, recommending initiatives as needed.

Generate excitement for new initiatives and campaigns among community teams.

Train property staff on social media strategy and execution.

Assist with programs to achieve online rating and response rate goals.

Coach property staff for marketing events, renewal parties, and competitions.

Assist in acquisition and onboarding of new properties and team members regarding leasing and marketing.

Train property leadership in co‑vending/outreach programs and ensure success steps.

Qualifications

Bachelor’s degree in Marketing, Public Relations, Advertising, or related field, or equivalent experience.

At least 5 years of experience in the multifamily industry in a regional marketing role.

Experience supporting a diverse portfolio including conventional, affordable, workforce, and luxury properties (lease‑up experience required).

Proficient in social media content development and execution.

Willingness to travel up to 50% within Greater Columbus area, with occasional travel to corporate office and other regions.

Working knowledge of MS Office (Word, Excel, PowerPoint).

Knowledge of MRI product suite is a plus.

Creative with exceptional written and verbal communication skills.

Effective presentation and group facilitation skills.

Initiative and independent work while contributing to team success.

Strong organizational, prioritization, and time‑management skills.

Collaboration and influence across multiple properties and departments.

Working Conditions This position is remote but requires the incumbent to travel 50% within assigned region with occasional overnight travel. Evening and/or weekend hours may be required.

Physical Requirements Routine use of hands, standing, walking, sitting, occasional reaching, climbing or balancing, stooping, kneeling, crouching, or crawling, and lifting up to 10 pounds. Vision and hearing requirements as described.
