Commercial Escrow Officer Location: Phoenix, AZ (Local travel required) Employment Type: Contract Pay Rate: $35–$40/hour Overview We are seeking an experienced Commercial Escrow Officer to manage and close complex commercial real estate transactions. This role is responsible for handling multi-parcel sales, commercial loans, and construction loan escrows involving detailed terms, legal documentation, and multiple stakeholders. The ideal candidate is highly detail-oriented, analytical, and confident managing transactions independently from open to close. Key Responsibilities Manage and close complex commercial real estate escrow transactions Interpret escrow instructions, contracts, title commitments, and legal documentation Prepare, review, and finalize escrow instructions, settlement statements, and closing documents Ensure compliance with title commitments and resolve title issues prior to closing Coordinate execution and recording of deeds, notes, deeds of trust, and related documents Calculate and verify interest, prorations, taxes, insurance, rents, and other adjustments Assist parties in clearing liens, encumbrances, and obtaining required releases Handle construction loan disbursements and maintain related records Review surveys and verify accuracy of legal property descriptions Maintain accurate escrow files and transaction records through closing Provide exceptional service to buyers, sellers, lenders, attorneys, and internal partners Assist with training or oversight of escrow support staff as needed Travel locally for off-site closings when required Qualifications Minimum 5 years of escrow closing experience (commercial experience strongly preferred) Proven experience managing large or complex real estate transactions Strong knowledge of title insurance, escrow procedures, and real estate documentation Understanding of mortgage lending and underwriting principles Ability to interpret legal descriptions, contracts, and title reports Strong analytical, organizational, and problem-solving skills Excellent written and verbal communication skills High attention to detail and ability to meet strict deadlines Proficiency with computers and standard office software Education & Licensing High school diploma or equivalent required Coursework in real estate principles or real estate law preferred Escrow or title license required where mandated by state law
