Base Pay Range $14.00/hr – $20.00/hr
Job Overview The Maintenance Technician plays a vital role in ensuring the proper upkeep and functionality of the property. Responsibilities include:
Corrective Maintenance: Addressing and repairing issues as they arise to restore property functionality.
Preventative Maintenance: Performing scheduled inspections and upkeep to prevent future problems and extend the lifespan of property assets.
Routine Maintenance: Conducting regular tasks such as inspections, cleaning, and general upkeep.
Emergency Maintenance: Responding promptly to urgent issues that could impact safety or property integrity.
Cosmetic Maintenance: Performing aesthetic repairs and touch-ups to maintain visual appeal.
Make‑ready process: Preparing units for new tenants—including cleaning, repairs, inspections—to ensure move‑in readiness.
All activities are carried out under the supervision of the Regional Maintenance Supervisor and Executive Director to ensure quality, safety, and compliance with property standards.
Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for community common areas and units
Assist with the scheduling and performance of all maintenance/repair‑related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Participate in unit inspections as requested
Assist with the general upkeep, maintenance, and cleaning of offices, common areas, and model and guest suites
Report any observed violations of community rules and regulations to the Regional Maintenance Supervisor and/or Executive Director
Participate in on‑call emergency at community
Utilize property resources, equipment and supplies economically
Perform additional tasks and responsibilities requested by management
Tenant Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Project a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with tenants on all matters
Enforce policies of the community that the immediate supervisor delegates
Education & Experience
High School Diploma or Equivalent
Ability to understand and perform all on‑site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
While performing the duties of this job, the employee is regularly required to move about to accomplish tasks or move from one worksite to another. The employee is frequently required to ascend and descend ladders, stairs, ramps, step stools, etc., move self in different positions to accomplish tasks in various environments, including tight and confined spaces, traverse flat and uneven terrain, work in an overhead position and/or reaching, adjust or move objects of 100+ lbs. in all directions, lifting and placing objects of 100+ lbs., communicate with others to exchange information, repeat motions that may include wrists, hands and/or fingers, operate machinery and power tools, operate motor vehicles and/or golf carts, assess the accuracy, neatness, and thoroughness of the work assigned, identify and inspect objects and areas, exposed to outdoor weather elements (wind, precipitation) including low and high temperatures and exposed to hazardous chemicals, and able to work overtime, weekends, night hours (on‑call property emergencies).
The employee occasionally remains in a stationary position, often standing or sitting for prolonged periods.
License & Equipment
Must have reliable transportation due to the emergency on‑call requirement.
