Description Tarantino Properties is a full-service real estate company specializing in income-producing real estate. Position We are seeking an experienced Property Manager to oversee Parea Oak Lawn Apartments in Dallas, Texas. Ideal candidates are customer‑service oriented, people‑focused, with strong communication, financial acumen, and leasing experience, including collections, evictions and budget management.

Job Duties

Physically inspect all common areas daily to ensure peak readiness and appearance, addressing unsatisfactory conditions immediately.

Maintain current market and neighborhood information to position the property competitively and develop marketing programs to maximize market position.

Ensure quality of market‑ready units and maintain a supply of available units in market‑ready condition.

Approve all lease paperwork daily (applications, move‑ins, move‑outs, renewals) and walk move‑ins with residents to ensure satisfaction; perform leasing consultant duties as needed.

Collect, record, and deposit property income accurately and timely.

Hire, train, and review performance of all on‑site personnel, directing activities to ensure job satisfaction, productivity, and career progression; maintain personnel files.

Approve all invoices for goods or services received at the site and manage the accounts‑payable system.

Requirements

Experience in the property‑management industry.

Knowledge of RealPage.

Leadership and accountability for all property operations.

Preparing and managing budgets.

Attracting new tenants through advertising, property viewings, and referrals.

Interviewing tenants and running credit checks.

Setting rental rates, negotiating, and enforcing lease agreements.

Addressing tenant complaints and inspecting vacated units.

Contracting and supervising repairs and maintenance work.

Collecting rent, handling late payments, and managing operating expenses.

Maintaining records of income, expenses, signed leases, complaints, maintenance, etc.

Preparing reports on the financial performance of properties.

Terminating leases and initiating eviction proceedings.

Managing all property staff.
