Job Description Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Complete assigned work orders from resident requests and preventive maintenance, diagnosing defects and making repairs per policies, procedures, safety standards, and code requirements.

Execute the “make‑ready” process for vacant apartments, including inspections, punch lists, vendor scheduling, material procurement, maintenance tasks, and final inspections.

Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, track inventory, return unused items, and notify supervisors of re‑ordering needs.

Complete documentation and paperwork accurately and promptly to track service requests.

Assist in maintaining grounds, common areas, and amenities by collecting trash, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage.

Support cost‑cutting and expense control by fixing rather than replacing parts, using materials wisely, and practicing proper tool use.

Other Responsibilities

Comply with Greystar’s safety and risk‑management policies, attend safety meetings, complete required OSHA training, and report accidents promptly.

Periodically inspect contractor or vendor work to verify quality, scope, and specifications meet standards.

Service Technician

Assist with routine and periodic property inspections to identify safety concerns, maintain property condition, and communicate needs to management.

Physical Demands

Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work outdoors and indoors in all weather conditions.

Lift up to 25 lbs independently and up to 50 lbs with assistance.

May require travel for support, training, or meetings.

Work a flexible schedule, including evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (Certified Service Technicians).

All certifications required by State and Local jurisdictions (all Service Technicians).

Valid driver’s license to operate a golf cart on property where applicable.

Additional Compensation Base salary may be supplemented by bonus programs (quarterly, monthly, or weekly) based on individual or company performance.
