Job Scope The Analyst role in the Asset/Revenue Management Department focuses on maximizing property values and investment returns for each asset by fulfilling their highest earning potential, maximizing rents, reducing expenditures, identifying the most consistent and highest use, and mitigating liabilities and risks. Responsibilities include identifying the highest and best use of each asset through its life cycle that meets current market conditions and investment strategies. This is an excellent opportunity for someone with 1-3 years of real estate or strong analytical experience to support a dynamic Asset/Revenue Management Department. This individual will work closely with other departments within the organization. The Analyst will primarily focus on reporting, gathering and analyzing data, and supporting the Team to optimize performance at stabilized properties. The Analyst will help formulate consistent strategies for each asset and assist in underwriting capital projects and new developments. The pay range for the position is $33.5249 - $38.3141/hourly and the Asset Management Analyst is also eligible to participate in the discretionary annual bonus plan. Job Duties Asset Management
Support the Asset Management team in analyzing and reporting important financial data.
Support the Asset Management team in collecting and updating data for strategic asset plans.
Conduct detailed property-level analyses of in-place leases, capital projects, operating and financial statements, market and competitive position, and other relevant information.
Manage and contribute to the preparation of property-level business plans and budgets; analyze property performance relative to business plan targets.
Help prepare and provide weekly summary reports, property status reports, and quarterly reports while meeting established deadlines.
Prepare recurring and ad-hoc presentations for Senior Management.
Maintain working relationship with internal departments to ensure key objectives are achieved.
Collect and analyze market and industry data and prepare market analysis.
Exhibit detailed understanding of capital investment financial modeling and assist in underwriting revenue generating projects.
Help research, develop, and implement potential Business Intelligence applications and platforms for use within the property portfolio.
Revenue Management
Assist in establishing and implementing pricing, revenue optimization, and leasing strategies based on market conditions and revenue targets.
Provide analytical support to Regional Managers, Directors, and Vice Presidents.
Analyze occupancy, exposure, leasing velocity, and seasonal market trends.
Monitor competitor pricing and strategies, maintain an understanding of local markets and demand conditions, and conducts ongoing rent and product analyses to ensure appropriate positioning relative to competition.
Assist with ongoing quality assurance activities, which include auditing configuration for parameters, rental rates, and amenities.
Technical/Professional Knowledge (Knowledge/Skills, Education, and Experience)
BS/BA with emphasis on real estate, finance, accounting and/or economics required
Minimum 1-3 years of experience in real estate, financial planning & analysis, and BI reporting is preferred
Effective oral and written communication skills; ability to give clear direction and respond to inquiries; must be able to speak effectively before groups of customers or associates of the organization, both in-person and virtually
Understand accounting principles and budget process. Ability to read and interpret numerical information
Ability to analyze data and write reports
Exceptional skills in MS Office required
Advanced in Excel, including financial modeling techniques
Ability to provide exceptional customer service and interface with all levels of end users throughout the organization
Detail-oriented, analytical and problem-solving skills
Ability to manage multiple priorities in a fast-paced, dynamic environment
Ability to travel (less than 20% within West Coast)

Work Environment TheAnalyst, Asset Management works primarily in the Aliso Viejo Corporate Office and at times in different locations including on-site at an apartment community and interface with external/internal customers, residents, and vendors on a regular basis. The position work schedule varies. Office hours are usually scheduled from Monday – Friday, 8 a.m. – 5 p.m. TheAnalystshould be highly flexible and readily available. May be required to travel 1-2 times per quarter for business purposes.
Physical Requirements While performing the duties of this job, the associate is frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, talk, hear, and use a telephone and personal computer. May be required to lift and/or move up to 25 pounds. Must be able to occasionally drive during the course of work.
