Position Overview A Plans Examiner is responsible for reviewing building plans and specifications to ensure compliance with applicable building codes, zoning ordinances, and related regulations. The ideal candidate demonstrates sound judgment, technical expertise, and a collaborative spirit in a fast-paced, team-oriented environment.
Responsibilities
Examine building plans, drawings, and specifications to ensure compliance with building codes, zoning laws, and other regulations
Identify discrepancies or violations and work with applicants to address and resolve them
Coordinate the plan review requests within the building inspections department
Verify that plans accurately depict the intended construction and that they meet local standards
Prepare written reports outlining findings and recommendations for planned revisions
Communicate with architects, engineers, contractors, and property owners to discuss plan revisions and code compliance issues
Stay up to date with changes in building codes, regulations, and industry best practices
Utilize relevant software systems and tools to conduct electronic plan reviews and documentation.
Ability to function in a high-stress environment, be a strong multi-tasker, and be a team player
Respond to inquiries from internal and external stakeholders in a timely and professional manner.
Knowledge and usage of proper format, grammar, spelling, and punctuation
Regular attendance is required
Follows safety procedures
Other duties may be assigned
Qualifications
Valid Driver’s License with an acceptable driving record (in accordance with our Driver’s License and Motor Vehicle Record Check Criteria), may or may not be required to perform the duties and responsibilities of the role
Ability to pass a background check screening in accordance with Florida’s Jessica Lunsford Act (or equivalent state classification)
Strong knowledge of local building codes and regulations
State of Florida Building Plans Examiner license
Familiarity with computer-aided design (CAD) software and plan review tools
Attention to detail and excellent analytical skills Ability to read and write, including interpreting documents such as safety rules, operating and maintenance instructions, and procedure manuals, as well as writing routine reports and correspondence and speaking effectively with colleagues, supervisors, and customers/clients
Mathematical skills sufficient to add, subtract, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals
Reasoning ability to apply common sense understanding to carry out instructions furnished in written, oral, and diagram form
Travel Requirements ● This position requires occasional domestic overnight travel, approximately 10% to 20% of the time, to support business objectives and client engagements. Travel may be both scheduled and on short notice, depending on project needs. Destinations typically include job sites, field locations, or regional offices, where work may be conducted in outdoor or operational environments. Adherence to all company safety protocols and use of PPE is required during travel and on-site work.
Physical Demands & Work Environment
This position primarily operates in a professional office environment, requiring the ability to work at a desk for extended periods while using a computer, phone, and standard office equipment.
The position involves sitting for extended periods, performing data entry, and engaging in frequent communication via email, phone, and in-person interactions.
The role involves regular communication with team members, clients, and stakeholders, both in person and through virtual platforms.
Ability to focus in an environment with frequent interruptions
The physical demands of the job may include occasional standing, walking, bending, and lifting of office materials up to 15 pounds.
