Base pay range $95,000.00/yr - $110,000.00/yr
What This Job Involves
Diagnoses, troubleshooting, maintains, and repairs heating, ventilation air conditioning and refrigeration equipment.
Also performs service to pumps, fans, kitchen equipment, dishwashers, a variety of plumbing fixtures and other mechanical equipment as necessary.
Utilizes the building automation system to track building conditions and the operation of facilities equipment.
Assists lower-level technicians with work assignments and coaches as appropriate.
Creates and modifies site operations procedures for equipment and recommends facilities reliability improvements.
Performs preventive maintenance on HVAC, Plumbing, Mechanical, and related control systems as scheduled in the Computerized Maintenance Management System (CMMS).
Performs mechanical upgrades and installations in accordance with code requirements and manufacturers recommendations.
Utilizes strong computer skills to complete and document work as well as communicate with customers and the Client.
Responds and provides service and feedback to the customer on all work orders while assuring compliance to codes, regulations, site policies and industry standards.
Under general supervision, performs tasks that reflect substantial variety and complexity. Relies on experience and judgment to plan and accomplish goals.
Recommends measures to improve maintenance methods and equipment performance.
Analyzes and resolves work problems, or assists workers in solving work problems.
Understands company policies and enforces safety regulations.
Safely performs functions of the position including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing PPE as required.
Operates various measuring, diagnostic and testing instruments to help provide energy efficiency solutions.
Operates a variety of equipment such as hand tools, laptop computers and diagnostic hardware to perform work.
Maintains a strict schedule in order to be successful in the assignment.
Flexible in the day-to-day activities and scheduling for the benefit of the customer.
Provides adequate response to a variety of facility issues to include plumbing, electrical, roofing and other carpentry emergencies.
Must have availability to respond to after-hours emergencies on-site only as needed.
Must have ability to read and understand repair manuals, specifications, drawings, and schematic diagrams.
Other duties as assigned by Manager or Supervisor.
Required Qualifications
High School graduate or GED
Experience with work order management systems
At least 2 years of experience with maintenance & repair of commercial HVAC systems
Proficiency with standard office software and documentation systems
Universal EPA 608 refrigerant handling Certification or demonstrated equivalent
Ability to regularly lift up to 50 lbs, climb ladders and stairs, and bend/stoop/squat as required
Preferred Qualifications
Previous experience in Life Science or controlled environmental facilities
Background in facility management and operations
Experience with KPI tracking and performance measurement
Knowledge of emergency response planning and safety protocols
Familiarity with Life Science Regulatory Requirements and Compliance
Background in inventory management systems
Other Qualifications

Able to work collaboratively in team environments
