The Property Manager assumes responsibility for coordinating all aspects of property management operations and financial reporting for a portfolio of industrial properties, ensuring they align with company policies, procedures, and standards. The focus of this role is on providing excellent client and tenant service. The Property Manager should possess knowledge and skills in property management, with an emphasis on maintaining strong relationships with clients and tenants.

Location:

Norfolk or Richmond (on‑site)

Responsibilities

Tenant Move‑Ins: preparing commencement letters and handling lease administration for new tenants.

Acting as a Liaison: serving as a point of contact between tenants and construction management, participating in punch list walk‑throughs and follow‑up processes, and coordinating finish selections.

Tenant Service: responding promptly to tenant needs and requests for service and assistance.

Long‑Term Occupancy: maintaining high occupancy rates through superior customer service, managing operating expenses, capital expenditures, and ensuring the overall appearance of the properties.

Service Contract Management: evaluating service contract requirements annually and overseeing property maintenance contracts.

Repairs, Maintenance, and Inspections: coordinating repairs, maintenance activities, and site inspections.

Accounts Payable and Receivables: processing and approving accounts payable, and collecting accounts receivables.

Budgeting and Reporting: participating in annual budget preparation and generating monthly variance reports, and developing a comprehensive capital improvement schedule.

Operating Expense Reconciliations: reconciling operating expenses with the accounting department and understanding lease provisions related to expenses.

Personnel Supervision: overseeing maintenance and administrative personnel to ensure efficient delivery of tenant service.

Additional Duties: performing any other assigned duties to support property management operations.

Qualifications

Bachelor's degree (B.A.) from a four‑year college or university, or equivalent combination of education and experience.

5+ years of experience in commercial property management, especially managing Industrial or Retail portfolios.

Must have a current Real Estate sales license or obtain it within six months of employment.

Familiarity with Yardi Property Management System and other client‑required systems.
