What Is an Occupancy Verification? Mortgage lenders need periodic updates on their properties. OCCs inspect properties to confirm occupancy, assess general condition using a mobile application, and compile a short report. Most inspections are exterior only and take 5‑6 minutes; about 10 % require interior photos if the property has gone vacant.

Responsibilities

Complete each inspection within 4 days of assignment.

Verify property occupancy and report general condition based on industry standards.

Take 9 + photos with brief comments and fill out a short form in the app.

Drive the assigned territory, making multiple stops, and spend extended periods of time on the road.

Requirements

Computer with internet connection.

Reliable vehicle (good mileage advantageous; you are responsible for fuel).

Smartphone (Android or iPhone) with the inspection app.

Printer.

Valid driver's license; passes a standard background check.

Pay and Hours This is a 1099 independent‑contractor position. Each inspection is paid a flat rate. Rates vary by county and volume, but typically range from $30 – $40 per hour (equivalent). Depending on the county and urban/rural status, you may complete 20‑500 inspections per month working 2‑30 hours per week. There is no set minimum; however, higher volume counties offer lower rates and vice‑versa. Earnings increase as you establish yourself, gain availability, or cover a larger territory. Mileage is covered by the flat fee per inspection; no additional reimbursement is provided.
