Role Overview We are seeking a highly analytical and motivated Associate to join our team. The position will be focused on the ongoing portfolio management of PEG’s multifamily assets and new investments.

The ideal candidate will have multifamily asset management experience and will be proficient in evaluating financing options and completing hold/sell analyses. This role will also require proficiency in the underwriting of multifamily real estate assets, and the ideal candidate will have experience completing in-depth market and operational analysis. This role requires the ability to develop complex financial models and the ability to communicate complex investment theses in investment memorandums and other reports for key stakeholders.

Responsibilities

Asset Management: Partner with PEG’s vertically integrated teams—including acquisitions, development, construction, and property management—to drive execution of business plans for multifamily assets. Proactively monitor financial and operational performance to ensure alignment with investment objectives. Perform detailed analyses to identify variances and opportunities for improvement and develop data‑driven recommendations to enhance asset value, increase efficiency, and optimize returns.

Project Analysis & Underwriting: Efficiently analyze and underwrite a steady stream of acquisition opportunities and asset management tasks. Build and operate detailed property‑level pro formas in Excel, incorporating various market analysis components such as rent and sale comparables, absorption data, occupancy trends, construction and CapEx pricing, demographic trends, supply and demand analysis, risks and mitigants, and sensitivity analysis.

Market Research: Utilize both subscription and non‑subscription sources to collect and analyze data relevant to real estate investments, including market trends, economic indicators, and property‑specific data.

Investment & Financing Memos: Develop and create comprehensive Investment Memos, Lender Financing Memos, and External Equity Fundraising Materials using PowerPoint, ensuring that all information is accurate and effectively communicates the investment thesis to stakeholders.

Reporting & Communication: Prepare and present financial reports and analyses to senior management and investors, ensuring clarity and precision in financial communication.

Team Collaboration & Mentorship: Work collaboratively within a team‑oriented environment, demonstrating a strong ability to mentor and guide junior staff, fostering their development and ensuring a high standard of work.

Requirements Education:

Bachelor’s degree in Finance, Accounting, Economics, or a related field is preferred; relevant certifications (e.g., CFA, ARGUS) are a plus.

Experience

Minimum of 2‑3 years of experience in investment banking or real estate private equity with a focus on asset management, financial modeling, and market analysis of multifamily assets.

Skills and Competencies

Technical Skills: Advanced proficiency in Excel for financial modeling and underwriting.

Proficiency in PowerPoint for creating high‑quality investment materials.

Familiarity with data sources and tools for market research and analysis.

Analytical Abilities: Strong analytical skills with the ability to interpret complex data and translate it into actionable insights. Experience in conducting sensitivity analysis, buy‑sell analysis, and other key investment analyses.

Communication Skills: Excellent written and verbal communication skills, with the ability to present complex information in a clear and compelling manner to internal and external stakeholders.

Teamwork & Mentorship: Demonstrated ability to work effectively within a team environment, with a collaborative mindset and a commitment to mentoring junior team members.

Physical Requirements

Must be able to tolerate prolonged periods of sitting and/or standing at desk.

Must be able to operate a computer, telephone, and/or keyboard and tolerate prolonged periods performing work using a computer, telephone, and/or keyboard.

Must be able to lift up to 15 pounds at times.
